Fox Valley market update August 3 2019.  New listings of single family homes were slightly down this week.  328 this week compared to 346 the week before.  Did these people want to enjoy their home for 1 more summer before they sell?  Maybe that is the case or maybe with the delayed Spring and all the rain we had they finally have their home market ready.

Closed single family homes were significantly higher this week. 341 this week compared to 253 the week before.  3 days were the end of July when most of those closings probably took place.

          Total-8,369

So far May has been the busiest month for new listings, closings and contracts accepted.  Not all contracts accepted close.  Some come back on the market.  They either had a home inspection issue that could not be negotiated or buyer could not obtain financing.  Sometimes there are other issues that come up.  These are times that are most important to have a good REALTOR and good real estate attorney to work through the issues.

Seller’s accepted contracts this week that are contingent on the Buyer closing on their current home before purchasing.  6 with a kick-out clause of 72 hours, 6 with 48 hours and 1 with 24 hours.

Contracts were also accepted by Seller’s that are contingent on the Buyer selling and closing on their current home before purchasing.  6 with a kick-out clause of 72 hours and 9 with 48 hours.

Fox Valley market update July 13 2019.  Thing are picking back up again since the holiday.  407 new listings of single family homes this week compared to 287 the week before.  What a difference a week makes!  July is usually a slow month with everyone going on vacation.  It is a good time to go on vacation right after you list your home.  Your home is easier to show and you don’t have to be inconvenienced with all the showings. It might even sell while you are gone.  Wouldn’t that be nice!

Market update Fox Valley-March 30 2019.  New listings of homes this week were consistent with last week. 351 this week compared to 359 the week before.  March was very consistent throughout the month.  You should be able to click on the picture above to make it bigger.  If you would like me to email it to you let us know.

There is 1 more day this month but it is a Sunday so we will add it in to next weeks totals.  You can see it was a steady increase from January- March.

Closed listings of homes increased this week.  Most Buyers like to close at the end of the month so that was expected.

Look at the increase of closings in March!  More than doubled from January and almost doubled from February.   We are on the road to a good Spring market!  Now is the time to sell if you want to make a move this year.

We still have 8 days left of the month.  You can see how things are progressing.  Spring is here and the weather is starting to improve.  If you want to sell this year now is the time to do it.

Closed listings of homes this week were slightly up.  175 this week compared to 166 last week.  These numbers will increase next week because it is the last full week of the month.  That is when most Buyers want to close.

Market Update Fox Valley-March 2 2019.  Spring market is here!  We went into high gear this week.  344 new listings of homes this week compared to 261 last week.  January saw 878 new listings of homes, February saw 1,032 and this week 344.

Closed listings this week were also up.  243 this week compared to 120 the week before.  Most of those were the end of the month of February.  January saw 407 closing for the whole month, February saw 465.

Market update Fox Valley-February 9 2019.  The first picture is sold single family homes in the last 10 years in Kane and Kendall County.  I thought you might be interested to see the trend.  Kendall County did not dip in price as low as Kane County did but they are back up there slightly above Kendall County now.

Market update Fox Valley-February 2 2019. New listings were lower this week  181 new listings this week compared to 209 last week.  Not too bad with the sub zero temperatures we had for 3 days this week.

Closed listing almost doubled.  141 closing this week compared to 82 last week.  Unbelievable that some of these closings still happened with the sub zero temperatures we had for the last 3 days of the month.  These people will definitely remember their closing and moving day!

Contracts accepted this week were slightly higher this week.  181 contracts accepted this week compared to 172 last week.  Sub zero temperatures did not keep people from making decisions on buying or selling.  Applications like Docusign have really helped with getting signatures when it is not possible to get them in person. Some of these might have been postponed because of the weather.

Market update Fox Valley-January 26 2019.  New listings were not far off of the number last week.  209 new listings this week compared to 224 last week. That is not too bad for the weather we are having.  It was a real mild winter up until this week.  We are really going to hit the low temperatures next week.

Closed listings were another story.  They were way down when they should be going up with the end of the month but the holidays contributed to these low numbers.  82 closed homes this week compared to 115 last week.  There is 4 business days next week for the end of the month so we should see higher numbers next week.

Market update Fox Valley-January 19 2019. Happy Saturday!  Hope you had a great week. New listings this week were slightly down.  224 this week compared to 279 last week.    The weather this last week was not too bad so that was not a factor like it will be next week with the snow and colder temps we are getting this weekend.

Closed listings this week were slightly up. 115 closed homes this week compared to 101 last week.  These should increase as we get closer to the end of the month. January is not a fun month to move but if you find a home now and close in February or March you might have better weather.  You just never know how it will work out.  We really have had a mild winter so far.
