I changed it up this week so you could see the difference side-by-side.  Some of those new listings have not sold or canceled and decided not to sell.

Not every listing that receives a contract closes.  There are many reasons why they do not close.  There could be an issue with the buyer that does not get approved for the loan for some reason.  Home inspection or attorney review had issues that they could not agree on resolving.  Buyer or seller change their mind about going through with the deal.  All very good reasons why you need a good REALTOR® and good real estate Attorney to get you through all the issues that can come up.

It makes sense that May was the biggest month for new listings and contracts accepted and it also makes sense that August was the biggest month for closings.  Everything still revolves around the school year.  There is still activity though.

Contracts accepted this week

Fox Valley Market Update July 20 2019-Contracts accepted this week

Contracts accepted this week were slightly up.  284 this week compared to 252 the week before.  When a home is in good condition and priced right it will sell.  Last week we had an increase in new listings of single family homes so you see the increase in contracts accepted.  Not everyone is willing to fix up a home after they move in.  So many people today are too busy so they want to move in and start living without having to hire someone to come in and update.

Contracts accepted in 2019 so far by the month:

  • January-608
  • February-832
  • March-1,375
  • April-1,307
  • May-1,665
  • June-1,218
  • July so far 831

                         7,836 Total

Not all homes that receive a contract end up closing. Some find out during the home inspection that there are issues that the buyer and seller were not able to negotiate something that they can agree to.  Some do not end up getting approved for a loan. There might be something that comes up on their credit that can’t be resolved soon enough.  These 2 things are the most important reasons why you need a good loan officer to work with and a good REALTOR to work through these issues along with a good real estate attorney.  Do not cut corners with such a big investment.

Here are the communities this week that sellers accepted the most contracts:

Aurora-52                                                                 Batavia-10                                                 Bolingbrook-23

Geneva-11                                                                Naperville-39                                              Oswego-10

Plainfield-46                                                             St Charles/Campton Hills-23                      Yorkville-10

Short sales accepted by seller’s were half of what they were the week before.  2 this week compared to 4 the week before.  1 each in Aurora and Geneva.  Now they will get submitted to the lender to see if they will also accept.

Sellers’ accepted contracts this week that are contingent on the buyer closing on their current home before purchasing.  8 with a kick-out clause of 72 hours, 11 with 48 hours and 2 with 24 hours.

Contracts were also accepted by seller’s that are contingent on the buyer selling and closing on their current home before purchasing. 2 with a kick-out clause of 72 hours and 6 with 48 hours.

Contract accepted this week

Fox Valley Market Update May 11 2019-Contracts accepted this week

Contracts accepted this week were slightly off of the week before. 302 this week compared to 338 the week before.   It was another rainy week.  I don’t know if that contributed to it but we are tired of the rain.  Next week it looks like only Wednesday will be raining,  It is a good time to look at homes when it is raining though to see if there are any leaks or water in basements.  So rain sometimes is a good time to look at homes.

Here are the communities that Sellers accepted the most contracts this week:

Aurora-35                                 Batavia-17                         Bolingbrook-23                          Geneva-12

Contracts accepted this week were slightly up.  129 contracts accepted by Sellers this week compared to 114 last week.  Things are starting to pick back up after the holidays.  More inventory might get even more people out this week.  If you are thinking about selling now is a good time to beat the Spring rush where you will have more competition to sell.

Take a look at the communities Sellers accepted the most contracts this week:

Aurora-21                          Bolingbrook-15                       Naperville-20

Plainfield-18                      St Charles/Campton Hills-13

Accepted contracts for short sales doubled this week.  8 this week compared to 4 last week.  Now they will be submitted to the lender to see if they will also accept as written.  These numbers are still very low and we hope they stay that way.  2 of those were properties in Aurora and 1 each in Batavia, Bolingbrook, Montgomery, North Aurora, St Charles/Campton Hills & West Chicago.

Sellers accepted contracts this week that are contingent on the Buyer closing on their current home before purchasing.  3 with a kick-out clause of 72 hours, 2 with 48 hours and 1 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home before purchasing.  1 with a kick-out clause of 72 hours and also 1 with 48 hours.

Thinking about selling this year?  Contact us to update the value on your home in the current market and let you know what you need to do to get your home market ready.  We will provide you with a net proceeds that is an estimate of expenses to sell.  This will be updated when an offer comes in and we know all of the terms so you can make an informed decision.
