11 23 19 Market update Fox Valley.  New listing this week were down.  166 this week compared to 193 the week before.  Not good for buyers that are still out looking.  Things are still active so I hope that most people that are thinking about selling are just waiting to get to the other side of the Thanksgiving holiday.

Closed listings were up this week.  224 this week compared to 173 the week before.  We are getting to the end of the month. when most buyers want to close.

Contracts accepted this week were very consistent.  177 this week compared to 178 the week before.  We love consistency!  You can’t get more consistent than that.  Next week the numbers will be off because of the holiday.

11 2 2019-Market update Fox Valley.  New listings of single family homes were very consistent this week.  218 this week compared to 216 the week before.  How about that for consistency!  things are still happening so don’t be afraid to put your home on the market.

Closed listings of single family homes were way up.  219 this week compared to 171 the week before.  End of the month is always a busy time for closings.  That is when most buyers want to close.

Contracts accepted this week were down slightly.  183 this week compared to 196 the week before.  We did get some early winter weather this week and Thursday was Halloween.

Keeping tract of contracts accepted is important to keep a eye on how many buyers are still out there willing to write an offer and to also decide if you need to adjust pricing.

Not all contracts accepted end up closing.  Some of those have gone back on the market and then another contract was accepted.  This is the critical time that it is very important to have a good REALTOR® and real estate attorney that will guide the buyer through expectations of a home inspection and negotiate repairs and attorney review.

10 05 2019-Market update.  New listings of single family homes here in the Fox Valley went up this week.  291 this week compared to 259 the week before.  Great news for buyers that have not found the right home yet or have lost out to multiple offers.

Closed listings of single family homes were also up this week.  235 this week compared to 204 the week before.  Some of those might of been on Monday the last day of September.

I changed it up this week so you could see the difference side-by-side.  Some of those new listings have not sold or canceled and decided not to sell.

Not every listing that receives a contract closes.  There are many reasons why they do not close.  There could be an issue with the buyer that does not get approved for the loan for some reason.  Home inspection or attorney review had issues that they could not agree on resolving.  Buyer or seller change their mind about going through with the deal.  All very good reasons why you need a good REALTOR® and good real estate Attorney to get you through all the issues that can come up.

It makes sense that May was the biggest month for new listings and contracts accepted and it also makes sense that August was the biggest month for closings.  Everything still revolves around the school year.  There is still activity though.

Contracts accepted this week were slightly up.  284 this week compared to 252 the week before.  When a home is in good condition and priced right it will sell.  Last week we had an increase in new listings of single family homes so you see the increase in contracts accepted.  Not everyone is willing to fix up a home after they move in.  So many people today are too busy so they want to move in and start living without having to hire someone to come in and update.

Not all homes that receive a contract end up closing. Some find out during the home inspection that there are issues that the buyer and seller were not able to negotiate something that they can agree to.  Some do not end up getting approved for a loan. There might be something that comes up on their credit that can’t be resolved soon enough.  These 2 things are the most important reasons why you need a good loan officer to work with and a good REALTOR to work through these issues along with a good real estate attorney.  Do not cut corners with such a big investment.

One more week to go in June and it looks like we will not come close to May’s totals for new listings.  That is not good for buyer’s that are still trying to find a home.

That total shows you that about 79% of the homes listed this year have gone under contract.  Not all of them have closed. Some have been put back on the market because of buyer not able to get financing or some other reason.  Some of that total have gone under contract and reactivated and gone under contract again.  Closed totals are the most important.

Contracts accepted this week were slightly off of the week before. 302 this week compared to 338 the week before.   It was another rainy week.  I don’t know if that contributed to it but we are tired of the rain.  Next week it looks like only Wednesday will be raining,  It is a good time to look at homes when it is raining though to see if there are any leaks or water in basements.  So rain sometimes is a good time to look at homes.

Market update Fox Valley-March 9 2019.  Spring market is here and pretty consistent so far. 327 new listings of homes this week compared to 344 last week.

  • January total new listings of homes-878
  • February-1,032
  • March so far 671

We are only 9 days into March and look at it compared to January.  We are on our way at passing up the totals for February as well.

Closed homes this week were down but that is to be expected with the beginning of the month. 131 this week compared to 243 last week.

Contracts accepted this week were higher than last week.  267 this week compared to 224 last week.  Increased inventory really helped with these numbers this week.

  • January contracts accepted 608
  • February 832
  • March so far 491

We are definitely passing up January numbers and are already passed the halfway mark with February numbers.  March should be a fantastic month if new homes continue to come on the market.  Inventory of homes to show buyers has been an issue for the last couple of years.

Short sale contracts accepted this week by Sellers increased this week. 8 this week compared to 2 last week.  1 each in Aurora, Bolingbrook, North Aurora, Plano, St Charles/Campton Hills and Sugar Grove.  2 in Montgomery.

Sellers accepted contracts this week that are contingent on the Buyer closing on their current home.  5 with a kick-out clause of 72 hours, 7 with 48 hours and 3 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home.  2 with a kick-out clause of  72 hours, 3 with 48 hours and 2 with 24 hours.

Market update Fox Valley-February 23 2019. Consistent describes the market this last week.  261 new listings this last week and 265 the week before.  The market is increasing as we head into Spring market though.  So far January had 878 New listing and February 1,032 and we still have 5 more days to go.

Closed listings this last week were also consistent.  120 this week compared to 118 the week before.  January there were 407 closed listings of homes and so far this month there have been 465.

Market Update Fox Valley-February 16 2019Market update Fox Valley-February 16 2019.  New listings were down this week.  265 this week compared to 325 last week.  That puts at 771 for the month so far.  January New listings were 878 total so we are only halfway through the month and we have almost met last months total.  They will keep picking up as we head into Spring market.

Closed listings were up this week.  118 this week compared to 84 last week.  That puts us at 343 for the month so far. January Closed listings were 407 total.  We have almost met that total as well.  Closed listings should increase as we head into the end of the month when most Buyers like to close.

Market Update Fox Valley-February 16 2019-Contracts Accepted this WeekContracts accepted by Sellers this week were slightly up this week.   224 this week compared to 209 last week.  That makes 614 accepted contracts so far this month.  There were 608 contacts accepted by Sellers in the month of January.  We have already past those totals.  This gives you an idea of the closings that will be coming up if they make it through the process of inspections, attorney review and loans getting approved.

Market update Fox Valley-February 2 2019. New listings were lower this week  181 new listings this week compared to 209 last week.  Not too bad with the sub zero temperatures we had for 3 days this week.

Closed listing almost doubled.  141 closing this week compared to 82 last week.  Unbelievable that some of these closings still happened with the sub zero temperatures we had for the last 3 days of the month.  These people will definitely remember their closing and moving day!

Contracts accepted this week were slightly higher this week.  181 contracts accepted this week compared to 172 last week.  Sub zero temperatures did not keep people from making decisions on buying or selling.  Applications like Docusign have really helped with getting signatures when it is not possible to get them in person. Some of these might have been postponed because of the weather.
