Fox Valley home prices January 15 2022.  This is the 2nd full week of 2022.  The real estate market is off to a slow start with new listings.  94 this week compared to 106 the previous week.

Closed listings this week are staying consistent.  127 this week compared to 122 the previous week.

January and February are usually slower months.  It is a great time to list your home now if timing is not an issue.  You can get ahead of the spring market.  Buyers are still out there waiting for something to come on the market.

Conventional financing is still the most used or accepted by seller’s.  90 this week with a median price of $365,000, last week 83 at $408,000 median price.

Cash was used for 18 homes to close this week with a median price of $282,500, last week 17 at $355,000 median price.

FHA was used for 18 homes to close at a median price of $258,500 this week, last week 14 closed with $270,500 median price.

VA financing was used to close 1 home at a price of $432,990 this week, last week 6 homes closed at $344,495 median price.

Buyers looking for a single family home that is at least 2,000 or more square feet closed on 70 homes at a median price of $434,000 this week, last week they closed on 76 homes at a median price of $465,750.

The minimum price for 2,000 square feet or more closed this week at a price of $235,000, last week $240,000.

Contracts accepted this week on single family homes was up.  172 this week compared to 110 the previous week.  Buyers are out there waiting for homes to come on the market.  So many of them were in multiple offer situations on homes that were not chosen and are still looking.  No need to wait to put your home on the market.

Fox Valley home prices December 11 2021.  First I want to say how heartbreaking the storms of last night were in multiple states.  So much devastation and loss of life.  This is such a strange thing to happen in December.

New listings of single family homes were down.  78 this week compared to 102 the previous week.  This is extremely low even for this time of year.

Closed listing of single family homes was also down.  210 this week compared to 244 the previous week.  Closings should increase as we get closer to the end of the month.  Some might even spill over into the new year.

Single family homes with 2,000 or more square feet closed 121 at median price of $412,000, last week 144 at $445,450 median price.  The minimum price of 2,000 or more square feet closed this week was $240,000, last week $207,000.  For people looking for more square footage this gives you an idea of the pricing in the Fox Valley area.

Conventional financing is still what seller’s are looking for and accepting right now. If your loan officer is qualifying you for something else you might also want them to see what you qualify using this type of financing.  They can qualify you for multiple ways of financing.  You can try your preferred way first, and have Conventional as a backup.

Contracts accepted this week were consistent.  141 this week compared to 147 the previous week.  Buyer’s are still out there ready to go even with the extremely low inventory.  It is still a great time to sell!  Very little competition right now.

1 short sale was accepted this week by a seller.  It was in Aurora.  Most homes have appreciated enough that seller’s do not have to sell short.  They must of run into trouble shortly after purchasing.  Now it will be submitted to the lender to see if they will also accept.

Seller’s accepted contracts that are contingent on the buyer closing on their current home. 1 with a kick-out clause of 48 hours and 1 with 24 hours.

Also, seller’s accepted contracts that are contingent on the buyer selling and closing on their current home. 2 with a kick-out clause of 72 hours.

Only 4 contracts out of 141 were contingent on the buyer closing or selling and closing on their current home.  Either the buyers are 1st time buyers or they could purchase without contingencies other than financing.

Not all contracts that get accepted close.  That is why there is more accepted than closed.  Some of them do not make it past the attorney review and home inspection.  They go back on the market and get accepted again.  

The closed column is the most important one to look at because that is actual numbers for the Fox Valley area.

Prices will keep increasing as long as the inventory remains so extremely low.

You have to be a patient buyer in this market.  You have to keep looking at what comes up and be ready to go look.  If you can find something that is close to your needs it might be worth going after.

Activity this week

Fox Valley home prices November 20 2021.  New listings of single family homes were up.  153 this week compared to 139 the previous week.  There are ups and downs throughout the year, but there is activity every week.  Some months are slower, but there is always a need to sell for many different reasons.  If you are still waiting for a home to come up that is right for you be patient.

Closed listings of single family homes was also up.  260 this week compared to 206 the previous week.  It can be tricky trying to close before and after a holiday.  The next couple of weeks some closings might be shuffled around because of scheduling issues.

June was the best month for all three.  Sales tend to slow down the last 2 months of the year.  We are already ahead of January and February with closed homes and we have a little more than a week to go.

New listings have slowed down.  Buyers are still out there waiting for more homes to come on the market.  Prices have slowed some buyers down, but there are still buyers out there ready to buy even though prices have increased.

Closings this week were also down significantly.  154 this week compared 224 the week before.  You can’t judge the market on this holiday week.  Even REALTORS® took some time off to travel or prepare for Thanksgiving.

Contracts of single family homes were slightly  down this week.  317 this week compared to 336 the week before.  That is not too far off.  So many people are busy with the end of school and graduations.  Some even out of town.

There was only 1 short sales accepted by a seller this week and it was in Plainfield.  Last week there were 2.  We are happy to see these numbers remain low.

Fox Valley market update June 1 2019.  New listings of single family homes were down this week.  359 this week compared to 402 the week before.  Holidays do have an impact.  It was a shorter week with Memorial Day on Monday this last week.  Most schools are now out so things will get back to normal.

Closings this week of single family homes were up this week.  296 this week compared to 236 the week before.  End of the month is when most buyer’s want to close.

Contracts accepted of single family homes this week were down.  285 this week compared to 333 the week before.  Now that the holiday is over things should get back to normal.

The end of June and into July should have a good number of closings.  May is the best month so far for activity in the Fox Valley.

Fox Valley market update May 4 2019.  New listings of single family homes were almost identical to the week before. 403 this week compared to 405 the week before.  We love a consistent market!  If you can’t find a home in the community you are currently looking in with the price range you need.  Look at the chart above and see where you should be looking.

Closed listings this week were way up.  301 this week compared to 208 the week before.  Monday and Tuesday were the last 2 days of April. I bet a lot of the closings happened those 2 days.  Most Buyers want to close at the end of the month.

Contracts accepted by Sellers was up slightly this week.  338 this week compared to 311 the week before.  We have had nothing but rain. It has not kept the Buyers away though.  They know that they better look now or they will miss out on a property.  You can’t sit back and wait for a better time.

So far this year March has been the best month over all.  May is looking like the month to pass up March. We are off to a great start this month.  Don’t sit back and wait.  It still is a great time to get your home on the market or look for a home to purchase.

Market update Fox Valley-March 23 2019.  New listings of homes this week were consistent with last week.  359 this week compared to 350 last week.

New listings so far this year:

  • March so far 1,380

We still have 8 days left of the month.  You can see how things are progressing.  Spring is here and the weather is starting to improve.  If you want to sell this year now is the time to do it.

Closed listings of homes this week were slightly up.  175 this week compared to 166 last week.  These numbers will increase next week because it is the last full week of the month.  That is when most Buyers want to close.

Market update Fox Valley-March 9 2019.  Spring market is here and pretty consistent so far. 327 new listings of homes this week compared to 344 last week.

  • March so far 671

We are only 9 days into March and look at it compared to January.  We are on our way at passing up the totals for February as well.

Closed homes this week were down but that is to be expected with the beginning of the month. 131 this week compared to 243 last week.

The numbers should increase as the month continues. You do not want to miss this market if you are wanting to sell this year.  It is time to get your home on the market.

Contracts accepted this week were higher than last week.  267 this week compared to 224 last week.  Increased inventory really helped with these numbers this week.

We are definitely passing up January numbers and are already passed the halfway mark with February numbers.  March should be a fantastic month if new homes continue to come on the market.  Inventory of homes to show buyers has been an issue for the last couple of years.
