Market update Fox Valley-March 23 2019.  New listings of homes this week were consistent with last week.  359 this week compared to 350 last week.

New listings so far this year:

  • January-878
  • February-1,032
  • March so far 1,380

We still have 8 days left of the month.  You can see how things are progressing.  Spring is here and the weather is starting to improve.  If you want to sell this year now is the time to do it.

Closed listings of homes this week were slightly up.  175 this week compared to 166 last week.  These numbers will increase next week because it is the last full week of the month.  That is when most Buyers want to close.

Contracts accepted this week were up.  304 this week compared to 283 last week.  These numbers will continue to go up if the inventory of homes continues to go up.

Short Sales this week were half of what they were the week before.  4 this week compared to 9 the week before.  There were 2 in Aurora and 1 each in Plainfield and Sandwich.

Sellers accepted contracts that are contingent on the Buyer closing on their current home before purchasing.  9 with a kick-out clause of 72 hours, 11 with 48 hours and 1 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home.  6 with a kick-out clause of 72 hours, 3 with 48 hours and 1 with 24 hours.

Market Update Fox Valley-March 2 2019.  Spring market is here!  We went into high gear this week.  344 new listings of homes this week compared to 261 last week.  January saw 878 new listings of homes, February saw 1,032 and this week 344.

Closed listings this week were also up.  243 this week compared to 120 the week before.  Most of those were the end of the month of February.  January saw 407 closing for the whole month, February saw 465.

Contracts accepted this week were up slightly up.  224 this week compared to 218 last week.  There are more homes on the market now to view so these numbers should go up next week.  You need to be ready to go just in case you find a home.  Your pre-qualifying letter should be no more than 30 days old.   If it is, contact your loan officer to update it.

Market update Fox Valley-February 9 2019.  The first picture is sold single family homes in the last 10 years in Kane and Kendall County.  I thought you might be interested to see the trend.  Kendall County did not dip in price as low as Kane County did but they are back up there slightly above Kendall County now.

New listings this week were way above last week!  325 this week compared to 181 last week.  If you are a buyer you are thrilled that there is so much more to see. Thinking about selling? Market update Fox Valley-January 19 2019. Happy Saturday!  Hope you had a great week. New listings this week were slightly down.  224 this week compared to 279 last week.    The weather this last week was not too bad so that was not a factor like it will be next week with the snow and colder temps we are getting this weekend.

Closed listings this week were slightly up. 115 closed homes this week compared to 101 last week.  These should increase as we get closer to the end of the month. January is not a fun month to move but if you find a home now and close in February or March you might have better weather.  You just never know how it will work out.  We really have had a mild winter so far.

Market Update Fox Valley-December 29 2018.  This was a short week with Christmas Eve on Monday and Christmas Day on Tuesday.  New listings were way down.  81 new listings this week compared to 134 last week.  The last new listings for 2018.  2019 might be the right time for you to think about selling and making a change. Either downsizing, finding something with more room or closer to work. Now is the time to plan what you need to improve, sell or throw out.  Fresh paint in neutral colors makes the home feel clean and fresh.  Let us tell you what needs to be done to get it market ready.

Closed listings were also way down with only 3 business days to close.  99 this week compared to 167 last week.  The end of the closings for 2018. Now to loo kforward to 2019.  Holidays will be over and the market will get back to normal.  Spring market is just around the corner.
