Fox Valley market update August 31 2019.  New listings of single family homes were consistent this week.  290 this week compared to 292 the week before.  We love consistency!  That is even with a holiday coming up.  Usually the week leading up to a holiday is a little slower than normal.

Closed listings of single family homes were slightly higher this week. 292 this week compared to 221 the week before.    This was not a typical month.  Usually the end of the month you see the most closings.  The first week there were 341 closings but most of them were the end of July closings in the first part of that week and ending on August 3rd.  The 3rd week ending on August 17th was the next highest with 255.   They were trying to close before the first day of school starting.

          Total-7,653     August was slightly higher than May so far this year.  The school year calendar was the driver for this years activity.

Contracts accepted this week on single family homes was slightly lower this week.  227 this week compared to 234 the week before.  Not too bad for the hustle of the kids getting back to school and Labor Day coming up.

          Total-9,306    May so far is the busiest month for contracts accepted by sellers.

You are probably wondering why I am keeping track of when contracts get accepted but I do think it is important.  When you look back at the month with the most listings you see that it makes sense.  March was the next highest month for new listings and it is also the next highest month for contracts accepted.  Buyers had more choice.

Contracts were also accepted by sellers that are contingent on the buyer selling and closing on their current home.  5 with a kick-out clause of 72 hours, 4 with 48 hours and 1 with 24 hours.

Contracts accepted on single family homes this week were slightly up this week.  234 this week compared to 212 the week before.  When something special comes on the market no matter how busy you are you need to jump on it.  Homes that have been on the market either need to be made special or drop the price to get a buyer interested.

Not every home that received an accepted contract closes.  Sometimes things come up during attorney review or the home inspection that buyer and seller do not mutually agree upon.  Sometimes the buyer’s loan does not get approved either because something comes up on their credit that can’t be resolved or the appraisal does not appraise for the agreed upon price.  Buyer’s sometimes lose their job during the process  Many things can happen during the process.  Keeping on top of things is very important.

Fox Valley market update August 3 2019.  New listings of single family homes were slightly down this week.  328 this week compared to 346 the week before.  Did these people want to enjoy their home for 1 more summer before they sell?  Maybe that is the case or maybe with the delayed Spring and all the rain we had they finally have their home market ready.

So far May has been the busiest month for new listings, closings and contracts accepted.  Not all contracts accepted close.  Some come back on the market.  They either had a home inspection issue that could not be negotiated or buyer could not obtain financing.  Sometimes there are other issues that come up.  These are times that are most important to have a good REALTOR and good real estate attorney to work through the issues.

Contracts accepted this week were slightly up.  284 this week compared to 252 the week before.  When a home is in good condition and priced right it will sell.  Last week we had an increase in new listings of single family homes so you see the increase in contracts accepted.  Not everyone is willing to fix up a home after they move in.  So many people today are too busy so they want to move in and start living without having to hire someone to come in and update.

Not all homes that receive a contract end up closing. Some find out during the home inspection that there are issues that the buyer and seller were not able to negotiate something that they can agree to.  Some do not end up getting approved for a loan. There might be something that comes up on their credit that can’t be resolved soon enough.  These 2 things are the most important reasons why you need a good loan officer to work with and a good REALTOR to work through these issues along with a good real estate attorney.  Do not cut corners with such a big investment.

Fox Valley market update July 13 2019.  Thing are picking back up again since the holiday.  407 new listings of single family homes this week compared to 287 the week before.  What a difference a week makes!  July is usually a slow month with everyone going on vacation.  It is a good time to go on vacation right after you list your home.  Your home is easier to show and you don’t have to be inconvenienced with all the showings. It might even sell while you are gone.  Wouldn’t that be nice!

Contracts accepted this week of single family homes was slightly up.  295 this week compared to 272 the week before.  That is a good thing with a short week.  Next week should be even better.

                           7,300 total

So far May is the month with the most activity all around.  New listings, closed homes and contracts accepted.  Not all contracts accepted end up closing. Some come back on the market after the home inspection that might have an issue the buyer and seller can not negotiate a resolution to the issue.  Other ones the financing might not get approved.  The majority of them do close though.

Just under 60% of the new listings that came on the market have closed.  Slightly under 80% have gone under contract.  The other 20% either need to make improvements, lower price or both.  If you are not getting showings or they have slowed down you need to rethink price and condition.

Fox Valley market update June 29 2019.  New listings were significantly down this week. 365 new listings of single family homes this week compared to 444 the week before.  Not good for buyers that are wanting to find something and get in before school starts again.

2019 new listings of single family homes by the month:

  • January-878
  • February-1,032
  • March-1,731
  • April-1,594
  • May-2.004
  • June-1,643

                   8,882 total

May so far is the month with the most new listings.  The weather has contributed to the delay in sellers getting their homes on the market.  We went from extreme cold temperatures to nothing but rain.

Closed homes were up this week.  330 single family homes closed this week compared to 303 the week before.  It is the end of the month so that is to be expected.

May is the best month so far for new listings, closings and contracts accepted this year.  Keep in mind that contracts that are accepted don’t always close.  Sometimes they are reactivated because of a home inspection issue, financing does not go through or attorney review and inspection issues can not come to an agreement.

Fox Valley market update June 22 2019..  New listings of single family homes in the Fox Valley area were slightly higher this week.  444 this week compared to 433 the week before.

  • June so far-1,278
  • Total-8,517

One more week to go in June and it looks like we will not come close to May’s totals for new listings.  That is not good for buyer’s that are still trying to find a home.

Closed homes this week were slightly higher.  303 this week compared to 294 the week before.  Next week should be very busy for closings.

That total shows you that about 79% of the homes listed this year have gone under contract.  Not all of them have closed. Some have been put back on the market because of buyer not able to get financing or some other reason.  Some of that total have gone under contract and reactivated and gone under contract again.  Closed totals are the most important.

Fox Valley market update June 15 2019.  New listings of single family homes were up this week.  433 new this week compared to 401 the week before.  This should make buyer’s happy if they are in the price ranges that they are looking in.

Contracts of single family homes were slightly  down this week.  317 this week compared to 336 the week before.  That is not too far off.  So many people are busy with the end of school and graduations.  Some even out of town.

Fox Valley market update May 4 2019.  New listings of single family homes were almost identical to the week before. 403 this week compared to 405 the week before.  We love a consistent market!  If you can’t find a home in the community you are currently looking in with the price range you need.  Look at the chart above and see where you should be looking.

Closed listings this week were way up.  301 this week compared to 208 the week before.  Monday and Tuesday were the last 2 days of April. I bet a lot of the closings happened those 2 days.  Most Buyers want to close at the end of the month.

Contracts accepted by Sellers was up slightly this week.  338 this week compared to 311 the week before.  We have had nothing but rain. It has not kept the Buyers away though.  They know that they better look now or they will miss out on a property.  You can’t sit back and wait for a better time.
