New listings this week are up slightly. 267 this week compared to 241 the previous week.
Closed listing are slightly up. 211 this week compared to 197 the previous week.

Conventional financing was used to close on 155 homes this week at median price $529,000 with 28 days average market time, last week 141 homes at median price $460,000 with 34 days average market time.

Cash was used to close on 30 homes this week at median price $602,500 with 40 days average market time, last week 32 homes at median price $440,000 with 36 days average market time.

FHA financing was used to close on 12 homes this week at median price $435,000 with 34 days average market time, last week 19 homes at median price $352,000 with 47 days average market time.

VA financing was used to close on 11 homes this week at median price $435,000 with 34 days average market time, last week 2 homes at median price $457,500 with 18 days average market time.

2,000 SF or more closed on 131 homes this week at median price $615,000 with 35 days average market time, last week 11 homes at median price $547,740 with 39 days average market time. Minimum price this week and the previous week was both $295,000.

A little over 73% of homes closed this week used conventional financing. 62% of homes closed this week were at least 2,000 SF or more.
Some areas of the country are going the other direction. We are still a seller’s market.
Under contract this week
Homes that went under contract this week are down. 199 this week compared to 261 the previous week.

No short sales were accepted by seller’s this week.
Seller’s accepted contracts that are contingent on the buyer closing on their current home. 2 with a kick-out clause of 72 hours, 7 with 48 hours, and 1 with 24 hours.
Also, seller’s accepted contracts that are contingent on the buyer selling and closing on their current home. 3 with a kick-out clause of 72 hours, 5 with 48 hours, and 1 with 24 hours.
That is only 9 1/2% of homes that went under contract had a contingency of a home close or home sale and close. That is higher than I have seen lately but it is still not a lot.
Under contract median price this week $475,000 with 30 days average market time, last week $450,000 with 27 days average market time.
