Fox Valley market update May 11 2019.  New single family homes listed this week are very consistent.  402 this week compared to 403 the week before.,  You can’t get more consistent than that! Spring market continues to be strong.

Closed listings of single family homes this week were lower than last week.  212 this week compared to 301 the week before.  We are in the beginning of the month so this is to be expected.  Closed listings will increase as we head to the end of the month.

Contracts accepted this week were slightly off of the week before. 302 this week compared to 338 the week before.   It was another rainy week.  I don’t know if that contributed to it but we are tired of the rain.  Next week it looks like only Wednesday will be raining,  It is a good time to look at homes when it is raining though to see if there are any leaks or water in basements.  So rain sometimes is a good time to look at homes.

Sellers also accepted contracts that are contingent on the Buyer closing on their current home before purchasing.  9 with a kick-out clause of 72 hours, 12 with 48 hours and 3 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home before purchasing. 5 with a kick-out clause of 72 hours, 5 with 48 hours and 1 with 24 hours.

Fox Valley market update May 4 2019.  New listings of single family homes were almost identical to the week before. 403 this week compared to 405 the week before.  We love a consistent market!  If you can’t find a home in the community you are currently looking in with the price range you need.  Look at the chart above and see where you should be looking.

Closed listings this week were way up.  301 this week compared to 208 the week before.  Monday and Tuesday were the last 2 days of April. I bet a lot of the closings happened those 2 days.  Most Buyers want to close at the end of the month.

Contracts accepted by Sellers was up slightly this week.  338 this week compared to 311 the week before.  We have had nothing but rain. It has not kept the Buyers away though.  They know that they better look now or they will miss out on a property.  You can’t sit back and wait for a better time.

So far this year March has been the best month over all.  May is looking like the month to pass up March. We are off to a great start this month.  Don’t sit back and wait.  It still is a great time to get your home on the market or look for a home to purchase.

Fox Valley market update-April 27 2019.  New listings of single family homes are up this week!  405 this week compared to 341 the week before.  Great news for buyers that are having a hard time finding just the right home in the right location. There is more to choose from.  If you are having a hard time finding a home in a certain location let us know. We will see what we can do.

Fox Valley market update-April 20 2019.  New listings of single family homes this week were way down.  341 this week compared to 433 the week before.  This is most likely due the the holiday.  They might want to wait for showings to start after the holiday because of going out of town or company coming into town.

Fox Valley market update-April 13 2019.  Spring market is humming along.  New listings of single family homes is up this week.  433 new homes on the market compared to 415 the week before.

April is usually the best month of the year to sell your home.  Don’t miss out on this opportunity if you are thinking about making a move this year.

Buyers that are looking to purchase a home over $200,000 have a good selection to choose from.  Under that price is still kind of hard to find.  You might need to expand the areas that you are looking at.

Closed listings of homes is down this week.  174 this week compared to 202 the week before.  This is not unusual.  The last week of the month is when you will see the most.
