Fox Valley home prices October 21st. Mid 60’s until Tuesday it will get up to 77, and then the next week we will get into the mid 40’s.
New listings this week are up. 165 this week compared to 128 the previous week.
Closed listings are also up. 152 this week compared to 115 the previous week.

Conventional financing was used to close on 112 homes this week at median price $457,500 with 28 days average market time, last week 87 homes at median price $390,000 with 31 days average market time.
Cash used to close on 18 homes this week at median price $436,000 with 31 days average market time, last week 18 homes at median price $377,500 with 37 days average market time.
FHA financing was used to close on 17 homes this week at median price $315,000 with 36 days average market time, last week 6 homes at median price $374,500 with 25 days average market time.
VA financing was used to close on 5 homes this week at median price $408,000 with 20 days average market time, last week 4 homes at median price $370,000 with 19 days average market time.
2,000 SF or more closed on 102 homes this week at median price $493,500 with 31 days average market time, last week 55 homes at median price $545,000 with 42 days average market time. Minimum price this week $269,000, last week $310,000.
Conventional financing continues to be the financing seller’s are wanting to accept.
So many people refinanced and have great low rates that might be assumable. You need to check that out. You might be able to market that and still move and get a good rate on the home you purchase. Some of these cash buyers might want to consider that.
Under contract this week
Homes that went under contract this week are down slightly. 125 this week compared to 136 the previous week.
1 short sale was accepted by a seller this week. It was in Aurora, Now it will be submitted to the lender to see if they will also accept.
Seller’s accepted contracts that are contingent on the buyer closing on their current home. 1 with a kick-out clause of 72 hours, 3 with 48 hours, and 1 with 24 hours.
