Fox Valley home prices June 17th. The next couple of weeks will be in the 80’s during the day and mid 60’s at night. No rain in sight.
New listings this week are slightly down. 199 this week compared to 212 the previous week.
Closed listings are up. 229 this week compared to 171 the previous week.

Median list price this week $448,542, last week $449,900.
Closed median price this week $450,000, last week $445,000.
Conventional financing was used to close on 169 homes this week at median price $458,000 with 21 days average market time, last week 132 homes at median price $452,500 with 22 days average market time.
Cash was used to close on 34 homes this week at median price $509,250 with 24 days average market time, last week 26 homes at median price $448,500 with 34 days average market time.
FHA financing was used to close on 17 homes this week at median price $350,000 with 31 days average market time, last week 6 homes at median price $349,990 with 7 days average market time.
VA financing was used to close on 7 homes this week at median price $495,000 with 14 days average market time, last week 6 homes at median price $416,225 with 25 days average market time.
2,000 square feet or more closed on 160 homes at median price $520,000 with 25 days average market time, last week 105 homes at median price $523,000 with 24 days average market time. Minimum price this week $238,000, last week $247,500.
Almost 74% of homes closed this week used Conventional financing. Cash was used twice as many times as FHA financing.

Homes that went under contract this week are slightly up. 198 this week compared to 188 the previous week.
No short sales were accepted by seller’s this week.
Seller’s accepted contracts that are contingent on the buyer closing on their current home. 3 with a kick-out clause of 72 hours, 3 with 48 hours, and 1 with 24 hours.
Also, a seller accepted a contract that is contingent on the buyer selling and closing on their current home. 1 with a kick-out clause of 72 hours.
