Communities that seller’s accepted contracts. If seller’s accepted any short sales. Did seller’s accept any contingencies on closing or sell and closing. 2026 by the month new listings, closed, and under contract. Median list price this week $500,000. Closed median price $470,900.
Conventional financing was used to close on 129 homes this week at median price $479,990 with 16 average days on market.
Cash was used to close on 27 homes this week at median price $521,885 with 14 average days on market.
FHA financing was used to close on 19 homes this week at median price $330,000 with 22 average days on market.
VA financing was used to close on 9 homes this week at median price $574,900 with 20 average days on market.
2,000 SF or more closed on 99 homes this week at median price $585,000 with 17 average days on market. Minimum price this week $349,900.
Almost 70% of homes closed this week used conventional financing and more than 53% of homes closed were at least 2,000 SF or more.
The photos above also show closing price/list price % for each one conventional, cash, FHA, and VA. It might be good to keep an eye on that to watch for changes.

That is only 11 out of 188 contracts accepted that had either a closing or sell/closing contingency.
