Fox Valley market update July 6 2019.  New listings of single family homes was way down this week.  287 new listings this week compared to 365 the week before.  It is a holiday week so this is to be expected.  Things will get back to normal next week.

Closed single family homes this week were also down.  236 closed this week compared to 330 the week before.  This is also to be expected on a shorter week because of holiday and because it is the beginning of the month.  Most buyer’s want to close at the end of the month.

Contracts accepted this week of single family homes was slightly up.  295 this week compared to 272 the week before.  That is a good thing with a short week.  Next week should be even better.

Look at the totals of contracts accepted for 2019 by the month:

  • January-608
  • February-832
  • March-1,375
  • April-1,307
  • May-1,665
  • June-1,218
  • July so far-295

                           7,300 total

So far May is the month with the most activity all around.  New listings, closed homes and contracts accepted.  Not all contracts accepted end up closing. Some come back on the market after the home inspection that might have an issue the buyer and seller can not negotiate a resolution to the issue.  Other ones the financing might not get approved.  The majority of them do close though.

Just under 60% of the new listings that came on the market have closed.  Slightly under 80% have gone under contract.  The other 20% either need to make improvements, lower price or both.  If you are not getting showings or they have slowed down you need to rethink price and condition.

Short sales accepted by seller’s this week were also down.  2 this week compared to 5 the week before. 1 each in Plano and Yorkville.

Seller’s accepted contracts that are contingent on the buyer closing on their current home before purchasing.  8 with a kick-out clause of 72 hours, 12 with 48 hours and 3 with 24 hours.

Contracts were also accepted by seller’s that are contingent on the buyer selling and closing on their current home. 1 with a kick-out clause of 72 hours and 4 with 48 hours.

Market update Fox Valley-April 14 2018.  New listings were down this week.  388 this week compared to 450 last week.  It has been a varied weather week with snow on Monday and then 70’s on Wednesday.  We are supposed to have snow again this Monday.  Are you waiting for the nice weather?  Buyers are not waiting.  They are actively looking for homes so there is no reason to wait.

Homes that closed this week were up.  218 this week compared to 176 last week.  That is unusual for the beginning of the month.  Usually it is lower and then starts building in numbers heading into the end of the month.

Short Sales this week were exactly the same as last week with 6 contracts accepted by sellers.  Now they will be submitted to the lender to see if they will also accept as written.

Sellers accepted contracts with the contingency of the buyers home closing.  Buyers have already accepted a contract on their home but need to close before purchasing.  7 with a 72 hour kick-out clause, 17 with 48 hours and 4 with 24 hours.

Contracts were also accepted by sellers with a contingency on the buyers home selling and closing.  Buyers current home might or might not already be on the market.  They have not accepted a contract on their home.  They need to sell their current home and close before purchasing.  2 with a 72 hour kick-out clause and 6 with 48 hours.

If you are thinking about selling your home you will need a market analysis to let you know the value in the current market.  Pricing your home right from the beginning is very important.  If you overprice your home it will sit and will not sell.  Testing the market is not wise.  Buyers are pretty savvy.  They are looking for the best value and are looking and comparing.

Thinking about purchasing?  You will first need to contact a loan officer and get pre-approved.  They will provide you with a letter showing what you qualify for.  That will need to go with an offer when you find a home.  You can find out about the different types of loans and the process so when you contact a loan officer you know what questions to ask.

Check out down payment assistance to see if you qualify. Once you know what you qualify for talk to your lender.  Sometimes they also offer help.

Take a look at interest rates.  Your credit score will determine what interest rate you get.  Your loan officer can help you work on your score if there are things you can do to bring it up.

Look at school ratings.  Whether you have kids or not buying in a good school district will help you with value when you go to sell your home.

 Market Update Fox Valley October 28 2017.  New listings increased 8 1/2% this week.  223 this week compared to 190 last week.  Great news but we still need to see this percentage higher to meet the demand of buyers.

Closed listings increased 9%.  194 this week compared to 178 last week.  The end of the month is usually when you see the most closed listings.  We are down almost 7 1/2 % percent from the end of the month in September.  We still have Monday & Tuesday left for closings for the month so the final figures for October are not in yet.

Market Update Fox Valley October 28 2017-Accepted Contracts this week.  Contracts accepted this week decreased 9.5%. 207 this week compared to 217 last week.  New listings were down 8% last week so that contributed to the decrease in contracts accepted this week.  The inventory just is not keeping up with the demand.

Short sales accepted this week were down.  3 this week compared to 11 last week.  1 in St Charles and 2 in West Chicago.  Now they will move on to the mortgage company to see if they will also accept them as written.  Prices have come up with low inventory.  There is not as many short sales because of this.

Sellers accepted contracts with a contingency on the buyer closing on their current home.  The buyers have already accepted a contract on their home but need to close before purchasing.  2 with a kick-out clause of 72 hours, 5 with 48 hours and 2 with a 24 hour kick-out clause.

Activity this week Fox Valley July 29 2017.  New listings of homes were down a little this week.  292 homes listed this week compared to 337 last week.  July is usually vacation month so we are hoping in August we will see more homes come on the market.  People are busy getting the last trip in and getting ready for school to start.

Closed homes this week were up.  296 this week compared to 265 last week.  Monday will probably be a big day for closings because it is that last day of the month.  The closer to the end of the month the less buyers need to bring in for interest at closing.  

The chart above shows the minimum and maximum price for listed & closed homes in each community.  You might need to take a look at a different community then you are currently looking in because of price range.  Some communities are always very active and others are slower.  There are a lot of things to consider when you are purchasing.  You always want to consider resale.  Take a look at the communities this week with the most activity:

Contingent listings this week Fox Valley July 29 2017.  Sellers accepting contracts this week were down a little.  253 this week compared to 266 last week.  There were 7 that accepted a contract that were a short sale.  Now the work begins on those to see if the mortgage company will accept the offer as well.  8 sellers accepted a contract that the buyer has a home that is under contract but needs it to close so they have a kick-out clause of 72 hours.  12 with a 48 hour kick-out and 3 with a 24 hour kick-out clause.  5 sellers accepted contracts from buyers that either have not put their home on the market yet or it has not sold so it is contingent on the sale and close of their home with a 72 hour kick- out clause.  5 with 48 hour and 1 with a 24 hour kick-out clause.

Homes are selling quickly if they are in good condition and priced right.  Sellers are getting more confident with accepting contingent offers.  This is newer.  Even just a year ago you were not seeing contingent on a close or sale of a buyers home very much.  Prices have gone up and homeowners are deciding it is a good time for them to sell and find a bigger home or downsizing.

Talk to a Lender

First step after you contact us is to talk to a loan officer to see where you are at with your credit score and see if they can help you bring it up to get the best interest rate to keep your payments as low as possible.  We can recommend a few loan officers to contact if you don’t have one already.  You will need to get pre-approved before you can get started.  Sellers want to make sure you are pre-approved before showing their home.

The hunt for a home might take some time so you want to allow enough time before your lease ends to start looking.  You might even want some extra time to paint and make some changes to your new home before you move in.  There are many sites out there to look for homes but the most up-to-date place to look is where we upload the listings.  After all they get the information from us.  Yes they do have some for sale by owner on their sites that we can also help you with.
