Fox Valley area of Illinois home prices July 5th. 91 degrees and sunny right now. This next week we should see highs between 83-92 degrees with lows between 61-72 degrees.  We are definitely experiencing summer weather!

New listings this week are down.  166 this week compared to 278 the previous week.

Closed listings are consistent.  246 this week compared to 245 the previous week.

2,000 SF or more closed on 158 homes this week at median price $597,495 with 30 days average market time, last week 151 homes at median price $586,000 with 29 days average market time.  Minimum price this week $350,000, last week $250,000.

Over 75% of homes closed this week used conventional financing. It looks like seller’s were more willing to accept FHA financing if they were on the market longer than most.

1 short sale was accepted by a seller this week.  It was in Montgomery.  Now it will be submitted to the lender to see if they will also accept.

Seller’s accepted contracts that are contingent on the buyer closing on their current home.  3 with a kick-out clause of 72 hours, 7 with 48 hours, and 1 with 24 hours.

Also, seller’s accepted contracts that are contingent on the buyer selling and closing on their current home.  2 with a kick-out clause of 72 hours, 5 with 48 hours, and 1 with 24 hours.

That is just under 8% of homes that went under contract were accepted with a contingency to close or sell/close.

Under contract median price this week $498,500 with 29 days average market time, last week $450,000 with 33 days average market time.
