2021 real estate market update week 24.  New listings of single family homes increased slightly.  315 this week compared to 297 the week before.  Any increase is welcome!  It continues to be a sellers market.

Closed listings of single family homes increased.  337 this week compared to 317 the week before.  They should increase as we head into the end of the month when most buyers want to close.

I just realized today’s download separated Aurora/Eola and St Charles/Campton Hills.  Normally they are combined.

Contracts accepted this week on single family homes were down slightly.  332 this week compared to 345 the week before.  That is not cause for alarm.  Buyers are still out there looking and trying to find a home.

No short sales were accepted by sellers on single family homes this week.  Prices of homes has gone up so a lot of people that would have to sell short are not having to do that now.  If you are behind on paying your mortgage contact us to see where you are at.  You might be able to sell for more than you owe.

Sellers accepted contracts that are contingent on the buyer closing on their current home.  12 with a kick-out clause of 72 hours, 6 with 48 hours and 5 with 24 hours.

Also, sellers accepted contracts that are contingent on the buyer selling and closing on their current home.  3 with a kick-out clause of 72 hours, 2 with 48 hours and 1 with 24 hours.

Closed listings of single family homes were down.  321 this week compared to 385 the week before.  This is the difference between the end of the month and the beginning.  Most buyers want to close at the end of the month to bring less money to closing.

May looks to be the best month so far for closings.  It makes sense that March was the best month for contracts accepted.  You can see the difference though in how many of those closed.

2021 real estate market update week 20.  New listings of single family homes are down.  267 this week compared to 294 the week before.  This is making it even harder for buyers.  Right now they are competing with multiple offer situations.  This increases their competition.

2021 real estate market update week 18.  New listings of single family homes were down this week.  236 this week compared to 273 the week before.  We are not heading in the right direction.  Prices will continue to rise until we get enough listings to satisfy the buyers that are out there looking.

Closed listings of single family homes are about the same this week.  278 this week compared to 280 the week before.  That is pretty consistent, and it shows that buyers are still out there willing to write offers even with the increase in prices.

2021 market update week 8.  New listings of single family homes were up this week.  152 this week compared to 133 the week before.  We have had a wonderful week with temperatures.  It feels like Spring!

Closed listings on single family homes were also up this week.  208 this week compared to 134 the week before.  That is the difference of a week at the end of the month when most buyers want to close.

Contracts accepted on single family homes were also up this week.  257 this week compared to 242 the week before.  You can see the buyers are out there.  With only 152 new listings we are not increasing inventory of homes.  Now is the time to sell if you are thinking about it.  It continues to be a seller’s market with prices increasing.

Closed is the column to look at.  These are actual numbers.  New listings can be relisted and contracts accepted can have an issue come up and go back on the market.  Look how low we are with new listings even though more homes have closed this year.  If you are wondering why agents are knocking on your door or you are getting something in the mail it is because of the buyers out there with nothing to look at.  If you are thinking about selling now is the time.

Market update Fox Valley week 49Market update Fox Valley week 49.  New listings of single family homes are up 42.86%.  130 this week compared to 91 the week before that was Thanksgiving week.  Holidays can make a big difference.

Closed listings of single family homes were up 52.33%.  294 this week compared to 193 the week before.  When you have a holiday at the end of the month some of the closings get pushed back to beginning of the next month.  It is hard to get them all in in 3 days.

We are heading into the final weeks of the year.  Most of the sales now will most likely close in the new year unless it is a cash sale.

Contracts accepted this week were down 5.08%.  187 this week compared to 197 the week before.  Not too bad when the week before we were way down in new listings.  Not a lot of choices for the amount of buyers that are out there.  We are still seeing multiple offers.

You need to have a good strategy in place right now if you are a buyer.  You need to be ready to go look and not hesitate to write an offer.

The closed column is the most important one.  These numbers show you what actually happened.  New listings and contracts accepted columns are inflated with homes that could of been relisted as new or received a contract and did not go through and then received another contract.

September so far is the best month for closed homes.  Usually it drops off a little after school starts but not this year.  It is still a sellers market.  There are more buyers than homes for sale.  This has caused prices to rise.  Interest rates are still fantastic!

Some people don’t realize how good the market is right now.  They think because of the pandemic the market is not moving but it sure is.

Market update Fox Valley week 41.  New listings this week were similar to last week.  256 new listings of single family homes compared to 253 the week before.  Consistency is definitely better than a down turn but it just never seems to be enough.  Inventory remains severely low.  As fast a they come on the market they are snapped up unless they are priced way too high.

Closed listing were down slightly over 29%.  262 closed homes this week compared to 371 the week before.  That is the difference between the beginning of the month and the end of the month.  Most buyers want to close at the end of the month.

Closed is the column you want to focus on.  September is the best month so far for closings followed by July and then August.  Closed are actual numbers.  New listings sometimes go off the market and then go back on or get relisted as new even if they are not.  Contracts accepted sometimes do not make it past the home inspection and attorney review.  They go back on the market and then accept another contract.  That is why there is such a difference with the numbers.

Market update Fox Valley week 35 Market update Fox Valley week 35.  New listings of single family homes were slightly down this week.  241 this week compared to 253 the week before.  Schools are back so that might be contributing to the lower numbers.  Hopefully they will pick up because there is still buyers looking to find a home.  The need has not been met yet.

Closed single family homes were also slightly down this week.  325 this week compared to 332 the week before.  Monday is the last day of the month and will be applied to September totals.  It might be a big day too since it is the last day of the month.

We are doing slightly better than 2019 but less than 2018 in closed single family homes.  We are way down on new listings.  Our totals for closed could be even better if we had more homes on the market.  Especially if we had a wider range of prices.
