Fox Valley home prices April 13th. It is supposed to reach 71 degrees today and 79 tomorrow. It looks like 4 days in a row of 70’s then we get back to normal 50 to mid 60’s.
New listings this week are down. 173 this week compared to 223 the previous week.
Closed listings are also down. 161 this week compared to 183 the previous week.

Median list price this week $448,750, last week $459,450.
Closed median price this week $409,990, last week $430,000.
Conventional financing was used to close on 107 homes this week at median price $429,900 with 37 days average market time, last week 140 homes at median price $460,000 with 29 days average market time.
Cash used to close on 30 homes this week at median price $390,000 with 30 days average market time, last week 23 homes at median price $340,000 with 41 days average market time.
FHA financing was used to close on 17 homes this week at median price $326,000 with 19 days average market time, last week 14 homes at median price $327,500 with 31 days average market time.
VA financing was used to close on 7 homes this week at median price $420,000 with 26 days average market time, last week 6 homes at median price $423,750 with 25 days average market time.
2,000 SF or more closed on 92 homes this week at median price $510,000 with 35 days average market time, last week 112 homes at median price $531,700 with 32 days average market time. Minimum price this week $36,500( I think this is a mistake that has not been changed yet), last week $118,000.
As you can see conventional financing is the most used way to close on homes here in the Fox Valley area of Illinois.

Homes that went under contract this week are up. 225 this week compared to 163 the previous week.
