Fox Valley area of Illinois home prices May 3rd.  It is 60 degrees and sunny today for a change.  We have had so much rain lately.

Highs for this next week range from 60-76 degrees.  Lows range from 42-29 degrees.

New listings this week are consistent.  230 this week compared to 231 the previous week.

Closed listings this week are up.  233 this week compared to 161 the previous week.

Conventional financing was just over 71% of the homes closed this week.  57% of homes closed were at least 2,000 SF or more.

I was happy to see how many VA loans were accepted by seller’s and closed this week.

FHA loans are still having a hard time getting accepted by seller’s.

Also, seller’s accepted contracts that are contingent on the buyer selling and closing on their current home.  5 with a kick-out clause of 72 hours and 2 with 48 hours.

Under contract median price this week $437,450 with 33 days average market time, last week $469,900 with 41 days average market time.
