Fox Valley area of Illinois home prices January 10th. It is 36 degrees right now and partly sunny. This next week we should see highs from 26-47 degrees and lows from 13-31 degrees. Not too bad to be out looking at homes.
I track 32 communities every week and this week 29 of them had activity of some kind. Either new listings or closed listings. Here is some communities that had at least 10 or more homes either new or closed and their price ranges.

Financing used, median prices, and 2,000 SF or more
Median list price this week $450,999. Closed median price $405,000.

Conventional financing was used to close on 67 homes this week at median price $440,000 with 49 days average market time.

Cash was used to close on 11 homes this week at median price $565,000 with 72 days average market time.

FHA financing was used to close on 6 homes this week at median price $331,500 with 32 days average market time.

VA financing was used to close on 4 homes this week at median price $286,500 with 26 days average market time.

48 homes closed this week that were at least 2,000 SF or more. Median price was $534,445 with 58 days average market time. Minimum price $270,000.

Conventional financing was used to close on over 76% of homes this week and over 54% of home closed were at least 2,000 SF or more.

Under contract this week
97 homes went under contract this week. Out of the 32 communities I track each week 22 communities had activity.

1 community had a seller accept a short sale. It was in Plainfield. Now it will get submitted to the lender to see if they will also accept.
Seller’s accepted contracts that had contingencies. 1 with a kick-out clause of 72 hours on a closing of buyer’s current home and 1 each with a kick-out clause of 72 and 48 hours contingent on the buyer selling and closing on their current home. You can see that only 3 total out of 97 homes that went under contract accepted contingencies. This does not include contingencies on financing.
Median price of homes that went under contract this week was $439,900 with 74 days average market time.
