Fox Valley area of Illinois home prices August 9th.  It is 90 degrees and sunny right now.  This next week we should see highs between 81-93 and lows between 64-72 degrees.  Rain is coming.

New listings this week are down.  245 this week compared to 293 the previous week.

Closed listings are also down.  222 this week compared to 256 the previous week.

Conventional financing was used to close on 166 homes this week at median price $492,250 with 32 days average market time, last week 184 homes.

Cash was used to close on 31 homes this week at median price $496,000 with 40 days average market time, last week 40 homes.

FHA financing was used to close on 14 homes this week at median price $349,500 with 22 days average market time, last week 26 homes.

VA financing was used to close on 9 homes this week at median price $430,000 with 24 days average market time, last week 6 homes.

2,000 SF or more closed on 139 homes this week at median price $575,000 with 30 days average market time, last week 170 homes.

Minimum price this week $300,000, last week ?.

Our MLS updated their system and last week I didn’t figure out how to access some of this information.  I figured it out today so we should be able to continue what I have been doing from now on.

Here are pie charts showing the different ways to get to closing.  Conventional continues to be the biggest piece of the pie.  This week for some reason 2 did not come up under any of the possibilities conventional, cash, FHA, or VA.

Our MLS recently updated their site and some things have changed.  I am still getting used to it.  Some things I normally post I could not do last week.  This week I think I have found access to what I normally use.  Hopefully we are getting back to normal.  If I find something new that might be useful I will share it next week.
