Prepare Entryway for Showings  

Prepare entryway for showings is very important.  Especially with this wonderful weather we are having coming to an end.   Snow could be here in the near future.  Even if it doesn’t snow you should have a good rug for people to step on when they first enter.  If you want people to take off their shoes it might be good to have a bench or something for them to sit and take off their shoes.  Booties are good to have but if your shoes are wet they will not help too much.

This might be a good time to create an open storage space for your entryway.  Houzz has some great ideas. Pinterest also has some great ideas.  So many buyers like these open storage spaces.  It might just make your home stand out from all the rest.

It sure would help to keep your floors and carpeting clean.  Especially if you have multiple showings and don’t have time to clean between showings.

We are in the season for coats, hats and mittens so having a spot for buyers to put them when they enter will make them feel more comfortable to enjoy your home.

Activity this week Fox Valley July 22 2017.  Listings picked up this week!  337 new listings this week compared to 306 last week.  July is usually vacation month and activity slows down.  Not this July!  It is a good thing for buyers that are trying to find a home in this market that is still low inventory.  As soon as they go on the market they are getting sold if they are priced right and in good condition.  

Closings were down a little.  265 this week compared to 291 last week.  It not the end of the month though.  We will probably see more closings next week or the beginning of the following week.  Take a look at the communities with the most activity this week:

Activity this week Fox Valley May 13 2017.  The Spring market is still going strong!   356 New listings this week compared to 397 last week.  193 Closed listings this week compared to 257 last week.  The beginning of the month is going to slow down the closed listings more will close at the end of the month.  The story this week is the listings that went contract pending 372!  That is more than the New listings for the week so we are still having trouble with low inventory.  As soon as they go on the market they are gone if they are in decent shape and priced right.  Take a look at the communities with the most activity this week:

Sellers now is the time!  If you have thought about selling this year now is the time to put it on the market.  Make sure your home is clean, extra items packed away and repairs made.  Price it right from the beginning and you will most likely not be inconvenienced with showings for a long period of time.  Making your home easily accessible is very important for showings.  Take a look at your home from the street and make sure the yard is in good shape and flowers planted so you have good curb appeal.

Inventory is low in Fox Valley!  If you want to buy a home you have to be on the ball and have everything ready to go.  A pre-approval letter that is no more than 30 days old.  Be ready to drop everything to go look as soon as a property hits the market.  In this market you might not have overnight to think about it.  Properties are going under contact right away.  

Buyers

Sellers don’t miss out on the best time of the year to market your home.  Spring is the time with the most activity of the year.  Finish up on getting your home ready and give us a call.  We can also tell you some things to do that will make it appeal to the most buyers.  Clean, fresh paint and a spruced up yard are very important.  Potted flowers are also nice to have near the front door.  If you don’t crate your pets this is the time to start.  Don’t miss out on a showing because you have to only show at certain times because of pets.  Be very available.  Hopefully it will only be for a short time and your home will be sold.  Once the contract is accepted and inspection is over you will not have the inconvenience anymore.
