11 30 19 Market update Fox Valley. Market was down this week significantly.  100 this week compared 166 the week before. It was a holiday week so we really only had 3 business days so this is to be expected.

Closings this week were also down significantly.  154 this week compared 224 the week before.  You can’t judge the market on this holiday week.  Even REALTORS® took some time off to travel or prepare for Thanksgiving.

Some of those new listings are homes that have been relisted.  Not all listings that receive contracts close.  Some might have an inspection issue that can’t be negotiated to resolve or something might come up on the new title search that can’t be easily resolved.  You need a good REALTOR® and real estate attorney that can help get through some of these issues.

11 16 19 Market update Fox Valley.  New listings of single family homes were slightly down this week.  193 this week compared to 220 the week before.  Any amount of new listings down has an impact for buyers.  That means there are less homes available to them to see.  If you are looking for a home over $200,000 you have more to choose from then buyers looking under that amount.  We are still very short in inventory for buyers looking under $200,000 price range.  If you have a home in that price range to sell this would be a great time to get it on the market.

Closed single family homes were very consistent this week. 173 closed this week compared to 176 the week before.  Consistent is a good thing!

Market update Fox Valley February 24 2018.  New listings across the Fox Valley were slightly down this week.  245 this week compared to 266 the week before. Inventory remains low.  Now is the time to sell if you are thinking about it this year.  This is the best time of the year to sell.  Request a home valuation to see what your home is worth in the current market.  You might be pleasantly surprised.

Closings this week were pretty consistent with the week before.  118 this week compared to 114 the week before.  Only 3 business days next week left of the month.  We might see more next week.

 Market Update Fox Valley January 13 2018.  Fabulous week this week!  New Listings were up this week.  224 this week compared to 164 last week.  That is exciting!  We are on the right track.  I will be happier when we are over 300 for the week.

Closings were also up this week. 235 this week compared to 107 the week before.  A lot of very happy sellers!  The cold weather is not keeping people home.  Activity is up. Market update Fox Valley January 13 2018-contracts accepted.  This week contracts accepted from sellers was up.  171 this week compared to 87 last week.  Almost doubled!  Subzero temperatures or not buyers are wanting to find their home.

Short sales accepted by sellers was slightly up.  11 this week compared to 7 last week.  Now they will go on to be submitted to the lender to see if they will also accept the contract as submitted.  Short sales are not as common as they were before.  there is still some out there but not as many.

Fox Valley Activity This Week

Market Update Fox Valley December 2 2017.  We are back up to the activity before the Thanksgiving Holiday.  This week there were 177 New Listings compared to 104 last week.  Buyers have more to look at which is a good thing.  We are still extremely low with inventory so it can be very frustrating to be able to buy and not find what you are looking for.  Sellers it is still a great time to sell!

Closings were back up to the levels before the holiday even though it is the beginning of the month.  205 Closings this week compared to 130 last week.  Usually the beginning of the month is slower and picks up toward the end of the month.

Contracts accepted by sellers this week were up.  150 this week compared to 134 last week.  We were at 199 the week before the holiday.  Hopefully with more listings this week will help bring the numbers back up.

Short sales are staying low.  Sellers accepted 8 contracts this week.  There were 5 last week.  Now they will go to the mortgage company to see if they will also accept the contract as written.

Sellers accepted contracts this week that are contingent on the buyer closing on their home.  The buyers have already accepted a contract on their home but need to close to purchase.  4 with a kick-out clause of 72 hours and 6 with a 48 hour kick-out clause.

Market Update Fox Valley October 14 2017.  Hope you had a great week!  New listing activity was down this week.  230 New Listings compared to 301 last week.  It hasn’t been that low since the week of February 4, 2017 with 231 New Listings.  Hopefully it will improve this week.

Closed homes this week were down from last week but that was to be expected since we are early on in the month.  164 Closed this week compared to 208 last week.  This will pick up as we get closer to the end of the month.

Market Update Fox Valley October 14 2017-Contracts Accepted this week.  Contracts accepted this week were up from last week.  228 this week compared to 216 last week.  That is similar to the amount of New listings for the week.  Buyers are still out there looking!

Short sales accepted this week by sellers were down from last week.  5 this week compared to 8 last week.  Now they were go to the lender to see if they will accept as agreed to or if they will come back with a different price or reject it.

Contracts were accepted with contingency on the close of the buyers home.  The buyer has already accepted a contract on their home but need to close before purchasing. 10 of them have a kick-out clause of 72 hours, 8 with 48 hours and 3 with 24 hours.

Sellers also accepted contracts with a contingency on buyer selling and closing on their home.  Buyers might already have their home on the market or will be putting it on the market.  2 of them have a kick-out clause of 72 hours and 5 with a 48 hour kick-out clause.

Market Update Fox Valley September 30 2017.  Sellers were a little more confident in the market this week.  271 New homes listed this week compared to 266 last week.  Buyers will be looking at them to see condition, location and if they are priced right.

The last week of the month is usually when we see the most closed homes and this  week showed that.  260 homes closed this week compared to 194 last week.  Unless you are paying in cash it just makes sense to close towards the end of the month so you bring in less cash to closing.

The chart above shows you the communities that  we are tracking in the Fox Valley.  It also shows you how many homes were listed in each community and the minimum and maximum prices.  It also shows you how many closed homes in each community with the minimum and maximum price sold.

Some communities have more activity than others.  Take a look at the communities with the most activity this week:

Market Update Fox Valley September 30 2017-Contract Accepted.  Contracts accepted this week were down a little from last week but not much.  217 this week compared to 229 last week.  The market is staying pretty consistent.  No real changes.

No contracts on short sales were reported this week.  Last week there were 8.  There are still some listed but not as many as in years past which is a very good thing.

Contracts were accepted by sellers that are contingent on the buyers closing on their current home.  The buyers have already accepted a contract on their home.  5 of them have a kick-out clause of 72 hours, 11 with 48 hours and 2 with 24 hour kick-out clause.

Market Update Fox Valley September 23 2017.  Almost a repeat of the week before.  266 New listings this week compared to 267 last week.  You can’t get much closer than that!.  These numbers are still low though.  There is still low inventory in most areas.  It is still a good time to sell if you have been thinking about it.

Closings were up slightly from the week before.  194 this week compared to 188 the week before.  We are getting closer to the end of the month so they will probably go higher next week.

The top chart above shows you how many new listings there were in each community and the minimum and maximum list price.  It also shows you how many closings there were in each community with the minimum and maximum sold price.  The communities this week with the most activity:

Market Update Fox Valley September 23 2107-contracts accepted this week.  229 contracts were accepted this week compared to 211 last week.  Slightly up from the week before.  

Accepted contracts on short sales were similar to last week.  8 this week compared to 9 last week.  Now they will go on to see if the mortgage company will also accept the contract as written.

Sellers accepted contracts this week that are contingent on the buyers home closing.  The buyers have a contract accepted on their home but have to close before purchasing. 6 with a 72 hour kick-out clause, 4 with a 48 hour & 1 with a 24 hour kick-out clause.

Sellers also accepted contracts that the buyer needs to sell their home.  They might already have it on the market and have not received an offer yet or they might not even have it listed yet. 2 with a 72 hour kick-out clause and 5 with a 48 hour kick-out clause.

The 2nd chart above shows you the contracts accepted in each community for the week.  The communities that accepted the most contracts this week are:

Aurora-43 with 2 of those a short sale

Bolingbrook-19 with 1 of them a short sale

Naperville-36

Plainfield-32 with 2 of them a short sale

St Charles-16

The other communities that had short sales accepted are Geneva with 2 and Montgomery with 1.
