Choose the right home to view

Choose the right home to view so you don’t get discouraged.  Look at more than just the photos.  Drive by and see if the setting is what you are looking for.  Is it a corner lot?  Take a look at what is around it.  Does it have trees and landscaping that you like?  Is it close to work, shopping or schools that you want?  Sometimes you go look at a home and find out there is no backyard and that is a very important to you.  It might backup to a busy road.  A playground is just down the street and that is a big plus.  What if it has a pool, no fencing or a place to put a garden?   Pay close attention to the room sizes and see if they will work for you.  We can look at a listing and let you know if any of these things are a reason to look or not look based on what you tell us is important.  We can click on “birds eye view” and see if it has a backyard or if it is a corner lot and let you know.

First-time buyer

If you are a first-time buyer it might take looking at a few homes to begin to decide the style of home and what is really important to you.  You start to narrow down the criteria that is important.  What if a home is in a short sale situation or a bank owned property?  Will you still want to look?  We can help explain these situations so you can decide if you still want to look.  Depending on the type of loan you are pre-approved for some homes might not meet the criteria for the loan.  Some listings say they will only except cash or certain types of loans.   We can also try to find out if a home is not going to work for your type of loan if the seller will be willing to make some repairs so it will work out.

Last week Closed-98 New-339.  The week before 02/04/17 Closed-172 New-231.  The communities that are seeing the most activity with New listings are Aurora-40, Batavia-14, Bolingbrook-14, Geneva-22, Naperville-65, Plainfield-38, St Charles-28 & West Chicago-12.  Communities with the most Closed listings are Aurora-20, Bolingbrook-13, Naperville-18, Plainfield-10 & St Charles-11.  Lowest New listing price $69,900 in Aurora & highest listing price $1,395,000 in Naperville.  Closed listing with the lowest price is $89,000 in Aurora & highest price $950,000 in both Naperville & St Charles.  How does this help you?  Do you want to buy into a community that consistently has activity or are you looking for a more stable community that has less activity?  It depends on how you look at it.  Things can change over time.  How long are you planning on living in the community that you are buying into?  There are a lot of factors to think about when choosing a community.  Let us know what you are looking for in a community.
