Buy Home Before End Of Year!  There is still time if you don’t wait too long.  It is a great time to look at homes when they are all decked out for the holidays!  Of course it might not be decorated the way you would do it.  You get to see a home in a very festive time of the year.  If purchasing a home in 2017 was your goal you can still reach your goal.

Financing

Financing a home during the holidays can be kind of tricky.  Talk to your loan officer about spending money during the holidays.  We usually tell you not to make any purchases during the loan process so you will need to talk about this. 

Do you already have a budget for what you will be spending?  Sometimes the loan officer will have you write a letter explaining what you are spending money on.  You might want to alert family members that you are planning on purchasing a home so gifts will be light this year.

Get pre-qualified with a loan officer and let us know where you want to look.   What type of home you are looking for.  Inventory is low in most areas of the Fox Valley right now so you might want to be a little flexible on locations.

If you are a first-time buyer or if it has been a while you might want to go to CFPB to learn about the different types of loans and the process now.  There is a lot of good information there.

Down payment resource is another link to go to to see if you qualify for any help with a down payment.  It is worth a try.  Any help with the closing costs is a good thing so you can use the money to paint or something else once you get into the home.

Your first step to home ownership is to contact a loan officer!  You need to know what you qualify for.  If you find a home you fall in love with to submit an offer and have a seller consider it.  You need a letter from a lender stating what you qualify for.  A seller does not want to work with someone that they have no idea if they qualify.  If you are paying cash you will need to have a letter from your bank showing proof of funds.

Credit Score

Do you know what your credit score is?  Even if you have a good score your loan officer can advise you on what steps you can take to bring it up so you get a good interest rate when you go to apply for your loan.  If your credit score is low they can work with you to bring it up and let you know when you will be ready to purchase a home.

Choose the right home to view so you don’t get discouraged.  Look at more than just the photos.  Drive by and see if the setting is what you are looking for.  Is it a corner lot?  Take a look at what is around it.  Does it have trees and landscaping that you like?  Is it close to work, shopping or schools that you want?  Sometimes you go look at a home and find out there is no backyard and that is a very important to you.  It might backup to a busy road.  A playground is just down the street and that is a big plus.  What if it has a pool, no fencing or a place to put a garden?   Pay close attention to the room sizes and see if they will work for you.  We can look at a listing and let you know if any of these things are a reason to look or not look based on what you tell us is important.  We can click on “birds eye view” and see if it has a backyard or if it is a corner lot and let you know.

First-time buyer

Try finding the right home that has the space and location you want.  Now we can start thinking about how you can alter the space to meet your needs.

Low inventory has created a problem for buyers trying to find the right home  The space might be right but not the condition or location.   Concentrate on location.   Look at everything that is the right size and we will explore possibilities.

203k Loans

You do have options.  Talk to your loan officer about a 203k loan.  It requires a different way of qualifying.  Make sure you qualify before we explore this option.

Write down your plan.  Contact contractors to give you estimates.  Does it make sense for you to go this route?  Talk with loan officer to see if they think it will work for you with what you need to have done.

Now you are in a position to make an offer with all the figures in place.

Is it as complicated as renovating the Alamo?  No it is not.   Adding a reserve amount just in case something unexpected comes up will give you peace of mind.
