Activity this week Fox Valley August 12 2017.  New listings were down from last week.  297 this week compared to 326 last week.  Not too bad but when inventory is low this does not help.  School is getting ready to start in most areas so hopefully we will be picking up again real soon.

Closed listings were way down this week.  233 this week compared to 326 last week.  It is the beginning of the month.   These number will pick up as we get closer to the end of the month.

Contracts accepted this week were down from last week. 219 this week compared to 257 last week.  7 contracts were accepted that were a short sale.

Sellers this week accepted contracts where the buyer has a home that already has a contract on it. 1 with a kick-out clause of 72 hours, 12 with 48 hours and 1 with 24 hours.

Sellers also accepted contracts where the buyer either has not put their home on the market yet or they do have it on the market with no contract yet. 2 with a kick-out clause of 72 hours and 4 with 48 hours.

Activity this week Fox Valley August 5 2017.  We are keeping an eye on the market each week and posting it for you so you can watch and see if there are any fluctuations in the market.  Each week there are slight variations depending on whether it is the beginning of the month or end of the month.  Slight variations are fine.  What you want to watch for are any big changes.  It continues to be a great time to be a seller. Inventory remains low in most areas.

New listings of homes this week were slightly higher than last week.  326 this week compared to 292 last week in the Fox Valley area.  Homes that had contracts accepted and closed this week were also slightly higher than last week.  326 this week compared to 296 last week.  If you look at the charts above you will see the minimum and maximum price listed and closed for each community.  Take a look at the communities that were the most active this week Fox Valley August 5 2017:

Sellers that accepted contracts this week Fox Valley August 5 2017 were slightly higher than last week.  257 this week compared to 253 last week.  It does not seem to be letting up.  These numbers would be higher if there was more inventory.

Contracts accepted that were selling as a short sale were lower than last week.  3 this week compared to 7 last week.  This continues to be a good trend away from the short sales.

Sellers accepted contracts from buyers this week that are contingent on the close of the buyers home.  The buyers have accepted a contract on their home and are purchasing another but need to close on the home to purchase.  9 this week with a kick-out clause of 72 hours, 17 with 48 hours and 3 with 24 hours.  

Contracts were also accepted from sellers that the buyer still needs to sell their home.  Either it is already on the market but no contract yet or still needs to put their home on the market.  6 with a kick-out clause of 72 hours, 8 with 48 hours and 2 with 24 hours.

 If another buyer would come in with an offer the current buyer would have the amount of hours agreed to to waive contingency or back out.  You will definitely need to consult with your real estate attorney and loan officer in this situation and talk about your options.  It would be good to talk to them before entering into this situation in the first place either as a buyer or a seller.

Activity this week Fox Valley July 29 2017.  New listings of homes were down a little this week.  292 homes listed this week compared to 337 last week.  July is usually vacation month so we are hoping in August we will see more homes come on the market.  People are busy getting the last trip in and getting ready for school to start.

Closed homes this week were up.  296 this week compared to 265 last week.  Monday will probably be a big day for closings because it is that last day of the month.  The closer to the end of the month the less buyers need to bring in for interest at closing.  

The chart above shows the minimum and maximum price for listed & closed homes in each community.  You might need to take a look at a different community then you are currently looking in because of price range.  Some communities are always very active and others are slower.  There are a lot of things to consider when you are purchasing.  You always want to consider resale.  Take a look at the communities this week with the most activity:

Contingent listings this week Fox Valley July 29 2017.  Sellers accepting contracts this week were down a little.  253 this week compared to 266 last week.  There were 7 that accepted a contract that were a short sale.  Now the work begins on those to see if the mortgage company will accept the offer as well.  8 sellers accepted a contract that the buyer has a home that is under contract but needs it to close so they have a kick-out clause of 72 hours.  12 with a 48 hour kick-out and 3 with a 24 hour kick-out clause.  5 sellers accepted contracts from buyers that either have not put their home on the market yet or it has not sold so it is contingent on the sale and close of their home with a 72 hour kick- out clause.  5 with 48 hour and 1 with a 24 hour kick-out clause.

Homes are selling quickly if they are in good condition and priced right.  Sellers are getting more confident with accepting contingent offers.  This is newer.  Even just a year ago you were not seeing contingent on a close or sale of a buyers home very much.  Prices have gone up and homeowners are deciding it is a good time for them to sell and find a bigger home or downsizing.

Activity this week Fox Valley July 22 2017.  Listings picked up this week!  337 new listings this week compared to 306 last week.  July is usually vacation month and activity slows down.  Not this July!  It is a good thing for buyers that are trying to find a home in this market that is still low inventory.  As soon as they go on the market they are getting sold if they are priced right and in good condition.  

Closings were down a little.  265 this week compared to 291 last week.  It not the end of the month though.  We will probably see more closings next week or the beginning of the following week.  Take a look at the communities with the most activity this week:

Buyers homes are coming on the market everyday.  Your first step is to get pre-qualified with a lender.  You need a letter to submit with your offer once you find your dream home.  It also needs to be no longer than 30 days old.  If it is older than that you will need to have them update it.  CFPB is a place to find out more about the different loans and the process.  You will also want to go to Down Payment Resource to see if there is anything there to help with your down payment.

Homes that accepted a contract this week were also up from the holiday week last week.  293 homes accepted a contract this week compared to 243 last week.  Only 4 homes this week accepted contracts that were a short sale.  22 accepted a contract that were contingent on a close of the buyers home. 10 of them had a kick-out with 72 hours, 9 with 48 hours and 3 with 24 hours.  7 of the contracts that were accepted the buyers still need to sell their home.  4 of them had a kick-out of 72 hours, 2 with 48 hours and 1 with 24 hours.  When there is a kick-out that means if another offer would come in the buyers would have the amount of time chosen to make other arrangements to be able to drop the contingency or withdraw if they can’t drop that contingency.  This is definitely when you need a good real estate attorney to advise you.  Take a look at the communities that had the most accepted contracts this week:

Contingent listings this week Fox Valley June 24 2017.  Homes that received a contract this week were also down a little from last week.  This week there were 279 homes that received a contract compared to 317 last week.  There were 5 homes that received a contract that were a short sale.  16 that are contingent on a home close with 48 hour kick out and 13 with a 72 hour kick out.  5 homes received a contract with a home sale contingency.  They might already have a home on the market or not.  That is surprising with this fast moving market.

Activity this week Fox Valley June 17 2017.  I was too busy to post this yesterday.  It was a busier week with both New Listings and Closed Listings.  This week the total New listings 369 compared to 353 last week.  Closed listings this week 350 compared to 302 last week.  It is a great time to sell!  The Fox Valley market continues to be very active.  Inventory continues to be an issue.  If a home is priced right they are selling right away.  Take a look at the communities in the Fox Valley that have the most activity:

317 homes received contracts this week compared to 311 last week.  10 of them were short sales compared to 4 last week.  44 contracts were contingent on a close of their current home.  Only 3 were contingent on the sale and close of their current home.  Although it is easier when you don’t have to worry about a close of their current home it is encouraging that homeowners are feeling more confident in the market to make a move.  Homeowners are starting to see that prices have come up so that they have equity in their home to make a move.

Activity this week Fox Valley May 27 2017.  The increase this week was in New listings and contracts accepted.  New listings this week 367 and last week it was 280.  Contracts accepted this week 262 and last week 231.  Those are some nice numbers.  Closings this week were down with this week at 308 and last week at 373.  Tuesday and Wednesday should be really busy with closings for the end of the month.  Take a look at the communities with the most activity this week Fox Valley May 27 2017:

Short sales have dramatically gone down.  There are still some but not as many as there used to be.  We are continuing to see contingent on the sale or close of a home which is a good sign that current home owners are starting to make a move either to a bigger home or downsizing.  Contracts accepted this week are keeping up with the New listings so the low inventory situation continues which is good for sellers.
