Market Update Fox Valley-February 16 2019Market update Fox Valley-February 16 2019.  New listings were down this week.  265 this week compared to 325 last week.  That puts at 771 for the month so far.  January New listings were 878 total so we are only halfway through the month and we have almost met last months total.  They will keep picking up as we head into Spring market.

Closed listings were up this week.  118 this week compared to 84 last week.  That puts us at 343 for the month so far. January Closed listings were 407 total.  We have almost met that total as well.  Closed listings should increase as we head into the end of the month when most Buyers like to close.

Market update Fox Valley-February 2 2019. New listings were lower this week  181 new listings this week compared to 209 last week.  Not too bad with the sub zero temperatures we had for 3 days this week.

Closed listing almost doubled.  141 closing this week compared to 82 last week.  Unbelievable that some of these closings still happened with the sub zero temperatures we had for the last 3 days of the month.  These people will definitely remember their closing and moving day!

Some of these might have been postponed because of the weather.

New listings this week were slightly down.  224 this week compared to 279 last week.    The weather this last week was not too bad so that was not a factor like it will be next week with the snow and colder temps we are getting this weekend.

Closed listings this week were slightly up. 115 closed homes this week compared to 101 last week.  These should increase as we get closer to the end of the month. January is not a fun month to move but if you find a home now and close in February or March you might have better weather.  You just never know how it will work out.  We really have had a mild winter so far.

New listings are really starting to pick up.  279 new listings this week compared to 166 last week.  Buyers you now have more choices to choose from.  If you need to update your preapproval letter now is the time to do that.  It should be no older than 30 days.

Closing this week were pretty close to last week.  101 closings this week compared to 109 last week.  Last week some of them were ones that didn’t close by the end of December and had to carry over into the new month. The beginning of the month is usually slower with closings.  They should pick up as we get closer to the end of the month.  That is when most buyers want to close so they can bring less money to closing.

Closings were down this week.  164 this week compared to 180 last week. That is the difference between the last week of the month to the first week of the month.  These numbers should improve as we head into the end of the month and end of the year.

Market Update Fox Valley-August 4 2018Market update Fox Valley-August 4 2018.  This week we saw a very nice increase in new listings of single family homes.  363 this week compared to 294 last week.  Sellers are finishing up with their vacations and getting down to business of putting their homes on the market.

Closed listings were also up this week. 294 this week compared to 268 last week.  Most of those closing probably happened on Monday and Tuesday the last 2 days of the month.  These next 2 weeks might be unusually more active with buyers wanting to close before school starts.  Buyer usually try to close the end of the month so they bring less money to closing.

Homes that are selling as a short sale also saw contracts accepted this week.  3 this week compared to 4 last week.  We are happy to continue to see low numbers on these homes.  Prices have increased with low inventory and so many homeowners are able to sell at what they owe or more so we are not seeing so many selling as a short sale.  Now they will be submitted to the lender to see if they will also accept contract as written.

Do you know where the current interest rates are?  Your credit score will determine what you are offered.  Your loan officer might be able to help you to bring up your score so you get the best interest rate.

Market Update Fox Valley-June 30 2018Market Update Fox Valley-June 30 2018.  The market is still humming along!  354 New listings this week compared to 365 last week.  Not too much of a difference.

Closing this week were up.  386 this week compared to 324 last week.  That is the difference the end of the month makes.  Most people want to close at the end of the month.  If they are getting a loan they will come to closing with less money for interest.

Sellers accepted contracts this week that are contingent on the closing of the buyers current home.  Buyers have already accepted a contract on their home but need to close before purchasing.  5 with a kick-out clause of 72 hours, 7 with 48 hours and 2 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the sale and close of Buyers current home.  Buyers might or might not already have their current home on the market.  2 with a kick-out clause of 72 hours, 8 with 48 hours and 2 with 24 hours.

If you are just starting to think about purchasing a home you might want to know more about loans and the process so when you talk to a loan officer you will have a better understanding about each type of loan.  You need to get pre approved for a loan before you start looking for a home.

If you are a veteran and want to know more about VA loans and the process you can get some good information.

Check out current interest rates.  The interest you will receive depends on your credit score so it is a good thing to work on your score and bring it up as much as you can.  Your loan officer will give you some good ideas on how to do that.

There are programs that might assist you with your down payment.  It is worth your time to see if you qualify for anything.  Especially if you are a policeman, firefighter or teacher.

Market Update Fox Valley-June 23 2018Market Update Fox Valley-June 23 2018.  The market is steady!  365 New listings this week compared to 375 last week.  Not much change.  It is still a great time to sell!

Closing this week were exactly the same as last week.  326 this week compared to 326 last week.  There should be more next week.  Next Friday is the last business day of the week and month.  We are still seeing multiple offer situations so the inventory is not keeping up with the demand.

This week was lower with new listings.  329 this week compared to 425 last week.  I hope new listings pick up after the holiday weekend.

Closed listings were up this week.  322 this week compared to 259 last week.  There is 3 more days next week of the end of the month.

Sellers accepted  a little more contracts this week.  330 this week compared to 309 last week.  It has been a good Spring Market even with low inventory.  This is the best time to sell if you want to close during the summer months.  You will still have time to enjoy summer in your new home.
