Fox Valley home prices. New listings of single family home were up.  187 this week compared to 171 the week before.  Good news, but not nearly enough.  Prices will keep increasing until we get enough inventory of homes to meet the demand. School starting always slows things down, but buyers are still looking.

Closed listings of single family homes was also up this week.  245 this week compared to 208 the week before.  Next week is the last full week of the month so it should increase.

Financing, median prices and homes that sold 2,000 square feet or more

Median list price this week was $349,000 last week $350,000. Closed median price was $341,500 this week, and $341,000 the week before.  These prices are not fluctuating much from week to week.

Financing really came into play this year.  Multiple offer situations changed the game.  You needed to be already through the approval process and seller’s chose Cash, of course, first if the price was right and next they chose Conventional financing.    It is still their choice today.  Take a look.

Conventional financing closed this week 168 with median price of $371,829, last week 131 at $376,077.

Cash closed this week 27 at median price of $343,900, last week also 27 at$324,900

FHA closed this week 41 at median price of $278,000, last week 35 at median price of $282,000.

VA closed this week 8 at median price of $381,000, last week 15 at $349,000.

Some people are moving up to a larger home that has more bedrooms, family room, basement or room for an office so we decided to add this into the stats.

Single family homes closed with 2,000 square feet or more this week 134 at a median price of $414,000, last week 123 at $409,000.  Minimum price closed this week at $291,000, last week at $205,000.  This gives you an idea of prices in our area for that size home.

Fox Valley market update August 3 2019.  New listings of single family homes were slightly down this week.  328 this week compared to 346 the week before.  Did these people want to enjoy their home for 1 more summer before they sell?  Maybe that is the case or maybe with the delayed Spring and all the rain we had they finally have their home market ready.

So far May has been the busiest month for new listings, closings and contracts accepted.  Not all contracts accepted close.  Some come back on the market.  They either had a home inspection issue that could not be negotiated or buyer could not obtain financing.  Sometimes there are other issues that come up.  These are times that are most important to have a good REALTOR and good real estate attorney to work through the issues.

Fox Valley market update June 1 2019.  New listings of single family homes were down this week.  359 this week compared to 402 the week before.  Holidays do have an impact.  It was a shorter week with Memorial Day on Monday this last week.  Most schools are now out so things will get back to normal.

Contracts accepted this week were slightly off of the week before. 302 this week compared to 338 the week before.   It was another rainy week.  I don’t know if that contributed to it but we are tired of the rain.  Next week it looks like only Wednesday will be raining,  It is a good time to look at homes when it is raining though to see if there are any leaks or water in basements.  So rain sometimes is a good time to look at homes.

Fox Valley market update-April 20 2019.  New listings of single family homes this week were way down.  341 this week compared to 433 the week before.  This is most likely due the the holiday.  They might want to wait for showings to start after the holiday because of going out of town or company coming into town.

Fox Valley market update-April 13 2019.  Spring market is humming along.  New listings of single family homes is up this week.  433 new homes on the market compared to 415 the week before.

April is usually the best month of the year to sell your home.  Don’t miss out on this opportunity if you are thinking about making a move this year.

Market update Fox Valley-March 9 2019.  Spring market is here and pretty consistent so far. 327 new listings of homes this week compared to 344 last week.

  • January total new listings of homes-878
  • February-1,032
  • March so far 671

We are only 9 days into March and look at it compared to January.  We are on our way at passing up the totals for February as well.

Closed homes this week were down but that is to be expected with the beginning of the month. 131 this week compared to 243 last week.

The numbers should increase as the month continues. You do not want to miss this market if you are wanting to sell this year.  It is time to get your home on the market.

Contracts accepted this week were higher than last week.  267 this week compared to 224 last week.  Increased inventory really helped with these numbers this week.

  • March so far 491

We are definitely passing up January numbers and are already passed the halfway mark with February numbers.  March should be a fantastic month if new homes continue to come on the market.  Inventory of homes to show buyers has been an issue for the last couple of years.

Market Update Fox Valley-February 16 2019Market update Fox Valley-February 16 2019.  New listings were down this week.  265 this week compared to 325 last week.  That puts at 771 for the month so far.  January New listings were 878 total so we are only halfway through the month and we have almost met last months total.  They will keep picking up as we head into Spring market.

Closed listings were up this week.  118 this week compared to 84 last week.  That puts us at 343 for the month so far. January Closed listings were 407 total.  We have almost met that total as well.  Closed listings should increase as we head into the end of the month when most Buyers like to close.

Market Update Fox Valley-February 16 2019-Contracts Accepted this WeekContracts accepted by Sellers this week were slightly up this week.   224 this week compared to 209 last week.  That makes 614 accepted contracts so far this month.  There were 608 contacts accepted by Sellers in the month of January.  We have already past those totals.  This gives you an idea of the closings that will be coming up if they make it through the process of inspections, attorney review and loans getting approved.
