Fox Valley market update June 1 2019.  New listings of single family homes were down this week.  359 this week compared to 402 the week before.  Holidays do have an impact.  It was a shorter week with Memorial Day on Monday this last week.  Most schools are now out so things will get back to normal.

Closings this week of single family homes were up this week.  296 this week compared to 236 the week before.  End of the month is when most buyer’s want to close.

Contracts accepted of single family homes this week were down.  285 this week compared to 333 the week before.  Now that the holiday is over things should get back to normal.

The end of June and into July should have a good number of closings.  May is the best month so far for activity in the Fox Valley.

Seller’s also accepted contracts on homes that are contingent on the buyer selling and closing on their current home.  3 with a kick-out clause of 72 hours, 6 with 48 hours and 1 with 24 hours.

Fox Valley market update May 11 2019.  New single family homes listed this week are very consistent.  402 this week compared to 403 the week before.,  You can’t get more consistent than that! Spring market continues to be strong.

Contracts accepted this week were slightly off of the week before. 302 this week compared to 338 the week before.   It was another rainy week.  I don’t know if that contributed to it but we are tired of the rain.  Next week it looks like only Wednesday will be raining,  It is a good time to look at homes when it is raining though to see if there are any leaks or water in basements.  So rain sometimes is a good time to look at homes.

Fox Valley market update-April 20 2019.  New listings of single family homes this week were way down.  341 this week compared to 433 the week before.  This is most likely due the the holiday.  They might want to wait for showings to start after the holiday because of going out of town or company coming into town.

Fox Valley market update-April 13 2019.  Spring market is humming along.  New listings of single family homes is up this week.  433 new homes on the market compared to 415 the week before.

April is usually the best month of the year to sell your home.  Don’t miss out on this opportunity if you are thinking about making a move this year.

Buyers that are looking to purchase a home over $200,000 have a good selection to choose from.  Under that price is still kind of hard to find.  You might need to expand the areas that you are looking at.

Closed listings of homes is down this week.  174 this week compared to 202 the week before.  This is not unusual.  The last week of the month is when you will see the most.

Market update Fox Valley-March 9 2019.  Spring market is here and pretty consistent so far. 327 new listings of homes this week compared to 344 last week.

  • March so far 671

We are only 9 days into March and look at it compared to January.  We are on our way at passing up the totals for February as well.

Closed homes this week were down but that is to be expected with the beginning of the month. 131 this week compared to 243 last week.

Contracts accepted this week were higher than last week.  267 this week compared to 224 last week.  Increased inventory really helped with these numbers this week.

We are definitely passing up January numbers and are already passed the halfway mark with February numbers.  March should be a fantastic month if new homes continue to come on the market.  Inventory of homes to show buyers has been an issue for the last couple of years.

Market Update Fox Valley-February 16 2019Market update Fox Valley-February 16 2019.  New listings were down this week.  265 this week compared to 325 last week.  That puts at 771 for the month so far.  January New listings were 878 total so we are only halfway through the month and we have almost met last months total.  They will keep picking up as we head into Spring market.

Closed listings were up this week.  118 this week compared to 84 last week.  That puts us at 343 for the month so far. January Closed listings were 407 total.  We have almost met that total as well.  Closed listings should increase as we head into the end of the month when most Buyers like to close.

Market Update Fox Valley-December 8 2018.  Improved market this week!  New listings this week 175 compared to 156 last week.  We had to get past Thanksgiving and a snow storm.

Closings were down this week.  164 this week compared to 180 last week. That is the difference between the last week of the month to the first week of the month.  These numbers should improve as we head into the end of the month and end of the year.

Market Update Fox Valley-November 24 2018.  Fox Valley market for New Listings were way down this week.  90 this week compared to 199 last week.  It is a short week with the Thanksgiving holiday so the numbers are way off what they usually are.  Shopping for homes is put on the back burner while everyone is out looking for bargains for Christmas presents.

Closed homes is also way down this week.  122 this week compared to 204 last week.  Only 3 days this week to set up closings so the numbers are way down.  We have a full week next week and it is the last week of the month so these numbers will be higher next week.

Closed listing this week were significantly up.  262 this week compared to 192 last week.  Monday, Tuesday and Wednesday were the last 3 days of the month.  Buyers like to close the end of the month so they bring less interest to closing.

Market Update Fox Valley-October 27 2018.  New listings this week were down.  223 this week compared to 269 last week. 

Closed listings were up.  192 this week compared to 188 last week. That is to be expected with the last week of the month.

I posted above the picture of this week and this week last year.  Talk about being right on target.  You can’t compare closer than this.

Selling a home during the holidays can be challenging and exciting.  Priced right you can be in a new home before the holidays.  You will not have as much competition as you do in Spring market.  We can update the value of your home in the current market and provide you with a net proceeds so you have an estimate of expenses. This will be updated when an offer comes in so you can make a good decision.

If you are just starting to look at homes you will want to learn about the different types of loans and the process.  Then contact a loan officer to determine the price range that works for you. You will be provided with a letter from the lender showing what you qualify for. This will be submitted with your offer when you find a home.  It needs to be updated if it is older than 30 days.

Keep up to date with interest rates. They might be on the way up.  The interest rate you will be offered will be determined on your credit score.

You should always check to see if you qualify for any help with down payment assistance or closing costs.  If you are a teacher, veteran or police officer you definitely should check.  Illinois and some communities also offer assistance.  Check the community website that you are looking in to see if they also offer any help.

Are you a Veteran? You might want to check the requirements and process for getting a VA loan.  Find a lender that does a lot of these loans so everything goes smoothly.
