Market Update Fox Valley November 4 2017

New listing decreased this week about 9%.  202 New listings this week compared to 223 last week.  We are going in the wrong direction.  It is very frustrating for buyers looking with such low inventory.  I think we might start seeing contingency of seller finding suitable housing more often.  Sellers are worried about selling and not finding a home to purchase.  They would like to either buy a larger home or would like to downsize.

Closed homes this week increased 7.43%.  261 this week compared to 194 last week.  Some of these closings were the last 2 days of the month of October.  The end of the month is when most people want to close if they are getting a mortgage so they come to closing with less money for interest.

Contracts accepted this week

Contracts accepted this week decreased 9% from last week.  187 this week compared to 207 last week.  We hope this week will bring more new listings of home so buyers have more choices.

8 Short sales were accepted this week.  There were only 2 last week.  Now they will go on to the mortgage company to see if they will also accept them as written.  We are happy to see these figures stay so low.  There are not as many short sales out there like there used to be.

Contracts were accepted this week with a contingency that the buyer needs to close on their current home before purchasing.  They already have accepted a  contract on their home but need to close first.  2 of them with a kick-out clause of 72 hours and 6 with a 48 hour kick-out clause.

Sellers also accepted contracts that the buyer needs to sell their current home before purchasing.  They might or might not already have their current home on the market.  They have not accepted a contract on their home.  1 of them have a kick-out clause of 72 hours and 2 with 48 hour kick-out clause.

The other communities that had sellers accept contracts with a Short sale were Batavia with 2 and Yorkville with 1.

Fox Valley Market Update August 19 2017.  New listings this week were not much different from last week.  295 this week compared to 297 last week.  Most Schools in the area have started and everyone is getting back into the routine.  This does not seem to slow down the homes going on the market.

Closed homes this week were higher.  253 this week compared to 233 last week.  Most likely people trying to close in the last minute right before School starting.  As you can see the number for listed homes and closed homes are similar.  If they are priced right and in good condition they are selling.  Inventory remains low in most areas.

Contracts accepted this week Fox Valley August 19 2017.  Fox Valley Market Update August 19 2017. Sellers accepted contracts this week were higher than last week.  254 this week compared to 219 last week.  That is a nice increase!  Some very excited buyers and sellers looking forward to getting to closing.

Short sales were lower this week.  3 this week compared to 7 last week.  1 was in Montgomery and the other 2 were in North Aurora.  It is great that these numbers have gone down so much.

Sellers accepted contracts that are contingent on the buyer closing on their home.  The buyers already have a contract accepted on their home and need to close before purchasing another.  6 of them have a kick-out clause of 72 hours, 10 with 48 hours and 5 with 24 hours.

Sellers also accepted contracts with a buyer that either has not put their home on the market or do not have a contract yet on their home.  4 of them have a kick-out clause of 48 hours.  

Both of these scenarios you will want to speak to your real estate Attorney about before entering into this situation whether you are a buyer or a seller.  It is always good to take the time to talk to your REALTOR and your real estate Attorney in the beginning.   When you list your home or start to look at homes about the different situations that might come up before you either fall in love with a home or have an offer in front of you.  That way you are prepared for the situation and will not lose time and maybe lose out on a home or buyer if the situation comes up.

Activity this week Fox Valley August 12 2017.  New listings were down from last week.  297 this week compared to 326 last week.  Not too bad but when inventory is low this does not help.  School is getting ready to start in most areas so hopefully we will be picking up again real soon.

Closed listings were way down this week.  233 this week compared to 326 last week.  It is the beginning of the month.   These number will pick up as we get closer to the end of the month.

Sellers this week accepted contracts where the buyer has a home that already has a contract on it. 1 with a kick-out clause of 72 hours, 12 with 48 hours and 1 with 24 hours.

Sellers also accepted contracts where the buyer either has not put their home on the market yet or they do have it on the market with no contract yet. 2 with a kick-out clause of 72 hours and 4 with 48 hours.
