Fox Valley Market Update-April 13 2019

Fox Valley market update-April 13 2019.  Spring market is humming along.  New listings of single family homes is up this week.  433 new homes on the market compared to 415 the week before.

April is usually the best month of the year to sell your home.  Don’t miss out on this opportunity if you are thinking about making a move this year.

Take a look at the new listings of home so far this year:

  • January-878
  • February-1,032
  • March-1,731
  • April so far-848

Buyers that are looking to purchase a home over $200,000 have a good selection to choose from.  Under that price is still kind of hard to find.  You might need to expand the areas that you are looking at.

Closed listings of homes is down this week.  174 this week compared to 202 the week before.  This is not unusual.  The last week of the month is when you will see the most.

  • April so far-374

If your home sold today you are looking at the end of May or beginning of June for a closing if the buyer is getting loan.

Contracts Accepted this Week

Contracts accepted by Sellers this week were up.  346 this week compared to 309 the week before.  Buyers have more to choose from so these numbers will go up.  Now is the time to get serious about looking for a home.  Make sure you are pre-qualified and it is up to date.  Your pre-qualification letter should be dated no more than 30 days or you will need to get it updated with your loan officer.

Here is a look at the numbers of the contracts that have been accepted so far this year:

Short sales this week were exactly the same as last week.  5 for both weeks.  This week there were 2 each in Bolingbrook and St Charles/Campton Hills. 1 in Montgomery.

Sellers accepted contracts that are contingent on the Buyer closing on their current home before purchasing.  5 with a kick-out clause of 72 hours, 16 with 48 hours and 2 with 24 hours.

Contracts were also accepted by Sellers that are contingent on the Buyer selling and closing on their current home before purchasing.  3 with a kick-out clause of 72 hours, 1 with 48 hours and 2 with 24 hours.
