Activity this week Fox Valley July 29 2017.  New listings of homes were down a little this week.  292 homes listed this week compared to 337 last week.  July is usually vacation month so we are hoping in August we will see more homes come on the market.  People are busy getting the last trip in and getting ready for school to start.

Closed homes this week were up.  296 this week compared to 265 last week.  Monday will probably be a big day for closings because it is that last day of the month.  The closer to the end of the month the less buyers need to bring in for interest at closing.  

The chart above shows the minimum and maximum price for listed & closed homes in each community.  You might need to take a look at a different community then you are currently looking in because of price range.  Some communities are always very active and others are slower.  There are a lot of things to consider when you are purchasing.  You always want to consider resale.  Take a look at the communities this week with the most activity:

Contingent listings this week Fox Valley July 29 2017.  Sellers accepting contracts this week were down a little.  253 this week compared to 266 last week.  There were 7 that accepted a contract that were a short sale.  Now the work begins on those to see if the mortgage company will accept the offer as well.  8 sellers accepted a contract that the buyer has a home that is under contract but needs it to close so they have a kick-out clause of 72 hours.  12 with a 48 hour kick-out and 3 with a 24 hour kick-out clause.  5 sellers accepted contracts from buyers that either have not put their home on the market yet or it has not sold so it is contingent on the sale and close of their home with a 72 hour kick- out clause.  5 with 48 hour and 1 with a 24 hour kick-out clause.

Homes are selling quickly if they are in good condition and priced right.  Sellers are getting more confident with accepting contingent offers.  This is newer.  Even just a year ago you were not seeing contingent on a close or sale of a buyers home very much.  Prices have gone up and homeowners are deciding it is a good time for them to sell and find a bigger home or downsizing.
